The residential complex is being built in the Moscow district "Nekrasovka" (Lyubertsy fields) not far from residential complex"Red Hill" - Moscow region, Lyubertsy.

The new development from DSK-1 in the Nekrasovka area will consist of eight residential areas and socially significant objects:

While the new Moskovsky Nekrasovka district, Lyubertsy fields are gaining strength and power, residents will have access to infrastructure facilities in nearby settlements- Zhulebino and Kozhukhovo.

It will take 5-10 minutes to drive to one of the largest shopping centers in the capital "Mega-Belaya Dacha" or to any of the popular chain hypermarkets: Auchan, Metro, Real, OBI.

Not far from the blocks 10 and 11 under construction, there is already a school and a kindergarten. A 20-minute drive away is the Children's School of Arts named after M.A. Balakirieva is one of the most famous children's educational institutions in Europe.

It is located outside the Moscow Ring Road in the southeast of the capital, or rather, in the southeast of it. It's almost an enclave. From all sides it is surrounded by Lyubertsy, and only in the north adjoins the yet undeveloped and undeveloped part of Kosino-Ukhtomskoye.

Nekrasovka consists of two parts, connected by a narrow isthmus at Lake Bedrinsky (on the maps it appears as Black, which creates confusion, since there is another Black Lake nearby). The “historical” (southern) part is the village of Nekrasovka itself. Most of its territory is occupied by a huge Lyubertsy aeration station, one of the largest in Europe and serving half of Moscow, as well as the enterprises adjacent to it. And only in a small area in the square of Initsiativnaya and Volsky streets is a residential area - a former settlement of station workers. After 2004, as part of a comprehensive redevelopment plan for the area, it was built up with high-rise buildings.

According to the official development plans presented on the district website, in 2015-16, about a dozen new high-rise buildings and residential complexes are planned to be erected in this part of Nekrasovka. The most interesting thing is that their future location is marked right on the territory of the existing treatment facilities. It is possible, of course, that these are just symbols, and they plan to build along the perimeter. Be that as it may, no one is going to liquidate the recently reconstructed aeration station, at the moment there are no signs of new construction near it, and how will development plans be adjusted in the face of increasing economic crisis- unknown. So far, the residential development of the old Nekrasovka remains within its former boundaries and is of no particular interest to us.

Much more interesting is the new Nekrasovka - the territory of the former Lyubertsy aeration fields, included in the SEAD of Moscow in 2011 and significantly increased the area of ​​​​the district. A huge residential area is already being built here, but the area of ​​the district is occupied by about a third.

There is an active development, there are objects at various stages of readiness, starting from the foundation. There are ready residential buildings that have recently been commissioned, are being commissioned or are scheduled for delivery in the near future. Perhaps today it is the largest building area in the capital, with the exception of New Moscow.

Where all the houses marked on the plan above the aeration station will be located is not yet clear.

Ecology

It's no secret that the South-East is the least prestigious sector of the capital. There are many reasons for this, including the Moscow wind rose (winds from the northwest prevail), as well as high density industrial enterprises operating in this part of the city. Nevertheless, Nekrasovka is located in close proximity to the Vykhino-Zhulebino district, which is recognized as the most prosperous in the southeast in terms of ecology. The Kuzminsky and Saltykovsky forest parks located relatively close have a favorable impact on the ecological situation in this area.

Of course, one cannot but recall the clouds of acrid smoke that covered the southeast of Moscow in the fall of 2014. It is believed that the source of these emissions was the Moscow Coke and Gas Plant located in Vidnoye. The good news is that Mechel, the company that owns the enterprise, is liquidating it and selling the land for development. So from this side, new unpleasant surprises can not be expected.

So the main environmental problems of Nekrasovka are associated with treatment facilities - in the recent past, they served as a "district-forming" enterprise. About 10 years ago, the smell spread by sewers and sedimentation tanks was clearly felt even in Lyubertsy and Vykhino. However, the station was gradually modernized, the collectors were closed, and today residents of nearby areas experience almost no discomfort. Although in general, of course, the proximity of treatment facilities of this magnitude does not increase the development rating.

Local residents have much more questions about the waste incineration plant No. 4 located in the Rudnevo industrial zone. It is difficult to say how justified these claims are, since the enterprise is modern, it uses gas cleaning equipment and therefore the plant is considered environmentally safe. It is possible that in this case the saying “fear has big eyes” is true.

But in the same industrial zone there is an enterprise representing the highest degree environmental hazard. This is the Ekolog veterinary and sanitary recycling plant, which has been destroying biological waste for many years. However, in the autumn of 2014, as a result of many years of confrontation between residents of the surrounding districts of Moscow and the region and the authorities, the enterprise was liquidated. And this, of course, is a plus for Nekrasovka's rating.

Another "stumbling block" for local residents is the mothballed landfill Nekrasovka, in other words, a former landfill. It is located so close to the Nekrasovka-Park microdistrict that the courtyards and windows of the outermost houses overlook its territory.

The landfill was mothballed: the walls of the pit were covered with clay so that hazardous debris would not poison the groundwater, and the landfill was covered from above. True, about 5 years ago, local residents reported that the landfill continues to operate illegally and at night you can watch how garbage trucks come here to unload. Some have also reported a bad smell. But at the moment, this issue has also come to an end. In early 2015, the Moscow government began large-scale work to reclaim the landfill area. Officials say that in the next year or two, a park for family recreation "Krasnaya Gorka" with an area of ​​17.5 hectares will appear in its place.

There are currently no park areas or recreation areas on the territory of the Nekrasovka district itself, with the exception of the aforementioned Black Lake in the neighborhood. By car in 15-20 minutes you can get to the Saltykovsky forest park or to the cascade of Kosinsky lakes, where there is a beach and a park area. However, since the development is still very young, and the territory is huge, then sound the alarm about the lack of their own recreational areas. Moreover, the development plan provides for long boulevards, squares and park areas.

Transport accessibility

You can get to Nekrasovka by car from Moscow along the newly built Kosinsky highway, which originates from the overpass of the same name on the Moscow Ring Road. In the future, this road should become part of the North-East Chord (Northern Rokada), an off-street highway that crosses the capital from the northwest (from the new Leningrad highway) to the southeast.

Today, the highway and overpass perform only a local function, there are no traffic jams here, and the road takes no more than 5-10 minutes. The only place where difficulties may arise during peak hours is the 1.5-kilometer section formed by Proektiruemye proezds No. 45 and No. 598, that is, the actual exit from the highway to Nekrasovka. But there are no serious traffic jams here.

From the Kosinskaya overpass, you can get off not only to the Moscow Ring Road, but also to Krasny Kazanets Street, that is, directly to the Vykhino railway station (Kazan direction) and the metro station of the same name (Tagansko-Krasnopresnenskaya line). Not so long ago, a large intercepting parking lot was built here.

On the same route, that is, from the Vykhino metro station, bus number 841 and several minibuses go to Nekrasovka. The journey takes approximately 15 minutes.

Also, from Kosinsky Highway, you can turn onto Saltykovskaya Street and get to Novokosino, where there is a metro station of the same name, opened in 2012 (Kalininsko-Solntsevskaya line). A direct bus number 885 also goes here from Nekrasovka. The journey takes about 30 minutes.

The roads are still free

From the south, you can get to the district through Lyubertsy: the Defenders of Moscow Avenue, penetrating the new Nekrasovka, passes into Komsomolsky Avenue, which ends in Oktyabrsky next to the Lyubertsy-1 railway station (Kazan direction).

Staraya Nekrasovka and Lyubertsy are connected by Proektiruemyy Proezd No. 83 and 1st Volskaya Street, ending near the Lyubertsy-2 station.

At the moment, there is an active construction of the Kozhukhovskaya line of the Moscow Metro. It will start from the Aviamotornaya station of the Kalininsko-Solntsevskaya line, and end at the Nerasovka station, which will be located in the new part of the district, at the intersection of Defenders of Moscow Avenue and Pokrovskaya Street. The first section of the new line, formed by the Nekrasovka, Kosino-Ukhtomskaya, Saltykovskaya Street and Kosino stations, is to be put into operation in 2017. A transport interchange hub will be built near the final station of the Nekrasovka metro station.

In general, Nekrasovka is a young area, which is at one of the initial stages of development. Therefore, to assess the level of development of its social infrastructure it is too early.

According to the master plan, schools and kindergartens are being built along with residential areas, which should fully meet the needs of the inhabitants of the area. However, today, according to residents, the pace of settlement is far ahead of the pace of infrastructure development. There are not enough places in schools and kindergartens, parents have to place their children either in neighboring Kozhukhovo or in Lyubertsy, depending on the existing registration.

Schools and kindergartens right in the yards

Own polyclinic in the district should appear in 2016, and so far these are only promises of the authorities.

There are shops and social facilities in the Nekrasovka-Park microdistrict; on the territory of the new development, these are still only individual shops on the lower floors of residential buildings. The nearest supermarkets and shopping centers are located in Kozhukhovo, Novokosino and Lyubertsy. 6 kilometers to the west along the Moscow Ring Road from the Kosinskaya overpass, at the fork with the Novogoryevskoye Highway, there is the Mega Mall "MEGA Belaya Dacha", one of the largest in Moscow. However, it is easier to get here from Nekrasovka through Lyubertsy and Kotelniki, including public transport.

There are enough parking lots in the area, but so far they are present only on development plans, so new settlers have to park their cars in yards and on vacant lots.

As for work, for the time being, you will also have to look for it in the vicinity. That is, Nekrasovka is a typical sleeping area.

Prior to the start of commercial development of Nekrasovka, preferential and social housing was built here under municipal programs. Currently, apartments in new buildings of 3 large-scale microdistricts are being sold on the primary housing market in the district: the Nekrasovka-Park residential complex from the Lexion Development company, the Nekrasovka residential complex from the Avesta-Stroy company and apartments in already commissioned houses from state developer KP "UGS" on the streets of Nedorubov, Lipchansky and Maresyev.

A total of 25 panel houses for 6.5 thousand apartments were built in the Nekrasovka-Park residential complex. Official sales started in the fall of 2012 and are almost completed at the moment.

Now the first stage of the project is being built, the completion of which is scheduled for the II-IV quarter of 2015. In the same year, the state developer KP "UGS" will announce the start of sales of apartments in 12 ready-made houses in the microdistrict.

“All facilities have a similar set of infrastructure, which includes a school, kindergartens, a clinic, a sports and recreation complex, and a multifunctional shopping center. Taking into account the characteristics of this area, we can say that its development will continue to be associated with the mass housing segment,” says Irina Dobrokhotova, Chairman of the Board of Directors of BEST-Novostroy.

The dynamics of prices and demand for housing is multidirectional, depending on the specific residential complex, as well as on the receipt of lots with a lower average price per square meter for the exposition. So, according to the data, in the residential complex "Nekrasovka-Park" during 2014 the average price of 1 sq. meters increased by 3.6%, reaching 106,140 rubles. According to the results of January 2015, the average cost per square meter here increased to 110,620 rubles.

During the second half of 2014, the average price per square meter in the residential complex "Nekrasovka" under construction decreased by 2.4%, amounting to 105,500 rubles at the end of the year. The reason for the decline was a change in the exposure characteristics: an increase in the number of two-room apartments with a lower average price per square meter. At the beginning of 2015, the indicator increased to 107,000 rubles, which is associated with an increase in the construction readiness of the facility.

Since all objects are in the same conditions in terms of transport accessibility, and are also similar in concept, the price indicators are also at a comparable level. Buyers are attracted by a small budget by Moscow standards, the presence of projects of their own infrastructure, including social (schools, kindergartens, clinics), as well as prospects for the development of the area, including in terms of transport accessibility.

Avesta-Stroy company as long as it fulfills its obligations in good faith. Houses in the residential complex "Nekrasovka" are put into operation on time or with minor delays. Some early residents had complaints about work management company, but the new settlers did not have any serious problems, unlike, for example, buyers of apartments in, who remained without heat for some time.

Sales, judging by the information on the official website of the project, are also going at a good pace. In most of the built houses, the apartments are already sold out. Last year, the buildings of the new 6th quarter were put on sale. It is being built in the southern part of the residential complex and is located closer than other quarters to the future station. It was planned to open it back in 2015, then the deadlines were shifted to 2017, now they promise to put the metro into operation during 2018. In the meantime, the road by public transport to the nearest subway station, according to local residents, takes 35-40 minutes.

The most affordable apartments are presented in the 6th quarter - prices start at 3.9 million rubles for a one-room apartment. Those who do not fit into this budget should expect the start of sales in the 13th quarter. It should happen this year, but the developer has not yet announced when exactly. Construction work on the first buildings of the quarter has already begun.

In 2017, in addition to a number of residential buildings, it is planned to put into operation a kindergarten and a school, which is already at a high stage of readiness. According to the developer, the complex has already built a general education and preschool institution.

Of the projects that were brought to the market after the last Opinion of the Portal was written, the Nekrasovka residential complex can be considered as competitors - the continuation of the old project (grade A).

The capital of Russia is the city that is characterized by rapid expansion and development. Therefore, the question of the development of a new area is being raised. At the moment, project developers are working to bring the sites filled with silt into a state in which they can be used for urban development. In total, 4 million square meters should go under housing. Nekrasovka (Lyubertsy Fields) should not only be where only residential skyscrapers will be located, but also contain objects of cultural significance and a social role. The land is leased, the area of ​​which is 426 hectares. A scheme was drawn up that stipulates the planning of this territory, which is part of the Moscow region.

Lyubertsy fields (Nekrasovka district) are of great importance for the development of the entire district. This also applies to the city center itself, since this way it will be possible to unload it. The territory is planned to be actively used for housing and other important buildings. When it was decided what direction and content the work carried out here would have, they began to seriously analyze the issue and developed the concept of urban planning and the development of local land. June 2011 was the period when the mayor S. Sobyanin and the governor of the region B. Gromov jointly signed a decree that the Lyubertsy fields and the capital land would be separated by a border. This bill was supported by the approval of regional parliamentarians. As a result, 579 hectares, which were occupied by former aeration fields, joined Moscow, leaving the composition of its surrounding lands. Changes to the position of the border were approved by the Federal Council in July 2011.

In September of the same year, the Moscow City Duma introduced changes to the regulations, based on which this land can be considered part of Nekrasovka.

The area is developing rapidly and has not yet acquired all the magnificence and power that is planned to be received in the end. By car, it will take 10 minutes to get to the Mega-Belaya Dacha shopping complex, where there is almost everything you need for life. Other hypermarkets are also nearby.

Kindergartens and schools are already functioning, where you can send your child. If you want to instill in your child a love for art, before the school named after M. Balakirieva is only 20 minutes away. In Europe, this institution is well known for the quality of teaching.
