Residential complex "Yasny" - a comfort-class project from the developer MR Group on Kashirskoye Shosse started in the fall of 2015. The downside is the nearby Mosgortrans industrial zone, onto which some of the windows of the apartments in the Yuzhny building will overlook.

In terms of transport, the location on Kashirskoye Highway, 1 km from the Moscow Ring Road, provides the new building with good transport accessibility: after reconstruction, the speed of movement along Kashirka to the center has increased significantly, the road to the Third Transport Ring during rush hour will take about 30 minutes. We have previously noted the reliability of this project. "MR Group" is one of the leading companies in the Moscow construction market; in the capital region, experts rated its position with a fairly high score of “B+”. “Yasny” is one of the developer’s many projects, which he copes with quite successfully. Back in May 2017, monolithic work was carried out on all three buildings of the residential complex "Clear" were completed, and by the end of December this year, all three houses look ready externally, and interior work is underway. The Yasny residential complex is also interesting for potential buyers because there are not many alternative new buildings in this part of the Southern Administrative District. There are plans to build a residential complex next to Yasny on the territory of a former military camp. Judging by preliminary information, part of the housing there will be intended for the military, and part will be for sale. But these plans are still devoid of specifics. Active sales are underway in (it is being built by PIK Group (rated “A+” - a large developer with a positive reputation and impeccable development dynamics). There are also options in a residential complex from (rated “B+” - a stable promising company). It is being designed. But the question immediately arises whether this will be enough to meet the needs of the new residents, because according to the project, the area allocated for the construction of the multifunctional complex is about one hundred thousand square meters. m. However, the area also has many facilities in both the social and shopping and entertainment spheres. Therefore, in general, residents should not have problems with infrastructure.

The developer intends to implement the currently popular concept of “free courtyards” and allow only special equipment to enter the local area. It is proposed to place cars in underground parking. Judging by the number parking spaces(and there are 1100 of them), we can assume that most residents will actually be able to take advantage of underground parking, the only negative is that you will have to pay extra for a parking space.

The environmental situation in the location leaves much to be desired. The multifunctional complex is located in close proximity to Kashirskoye Highway and the Moscow Ring Road - therefore noise and gas pollution will become regular problems for new residents. But besides this, the situation is aggravated by the industrial zone, next to which the multifunctional complex will be located. The state of the environment is not improved by a small forest park nearby.

“Yasny” is a multifunctional residential complex that occupies an area of ​​5 hectares. It is perfect for relaxing, cycling and jogging.

Of course, such proximity is a huge advantage. Normal ecology is a rarity for metropolitan areas, and Orekhovo-Borisovo Yuzhnoe proudly bears the “title” of one of the cleanest locations in Moscow.

There are still questions

Of course, the ecology in the area is many times better than anywhere else in the capital. But the situation cannot be called ideal. In addition, the location of the new building has its own nuances.

If you want to take a walk through picturesque places, you will have to get to Tsaritsynsky Park by transport, fortunately not for long. You can only reach the “wild” part of it on foot. The buildings are located in an industrial zone. To be fair, we note that previously there was a shoe factory operating here, and not a metallurgical or chemical plant that was smoking all over Moscow.

But even without steamship factories, there were those who darkened the clear sky above the new building. Rate: the houses are located 50 m from the Kashirskoe highway and 20 m from its backup. Dust and noise are guaranteed. The Moscow Ring Road, as already mentioned, is less than a kilometer away. You can imagine how clouds of exhaust gases “pick up” to the buildings. You should also plan your leisure time in traffic jams - congestion is observed here almost around the clock.



Finally, the most interesting part. Don't be surprised if a plane flies overhead. Domodedovo Airport is located in this direction. Most likely, the residents of Yasny will quickly get used to the “iron birds”. They appear above houses approximately every 15-20 minutes.

“Okay, we have to take it”

The apartments are sold under the MR Group brand. The developer has proven himself well and needs no introduction. But the developer is actually Moscow Shoe Factory LLC. G.V. Mukhanov", registered in 2013. All that is known about the company is that it is owned by two Cypriot organizations and a private individual from Russia. Apartments in a new building are distinguished by functionality. The architects abandoned the fashionable “exclusive” options with exotic projections and relied on the classics. So you won’t have to gather a council of designers and rack your brains for weeks about how to arrange the furniture.

Studios are provided only in the 3rd building, in which the apartments were designed. The first two houses offer 1-3 bedroom options. Ceiling heights are from 2.95 to 3.3 m. The layouts are usual - linear and “vest”, with right angles and balconies. Everything is logical: the living area increases, which means the size of the kitchen and bathroom increases - you will not find any significant shortcomings or any frills. There are only three nuances:

  • the ex-apartments have a balcony of 2.6 m, and in the original residential options - 1.3 m;
  • separate bathrooms are provided only in “kopeck-room apartments” and “three-room apartments”;
  • Three-room apartments have only one balcony.



Options without finishing are more than modest. This type of housing has an open layout. Water supply and electricity are only provided to the apartment, but Purmo radiators are installed. “Square meters” with pre-finishing come to life. After all, the buyer of this option receives not just a “gray box”, but a “perimeter” with interior partitions, plastered walls, waterproofing in bathrooms, hidden wiring of utilities, installation of electrical wiring and installation of switches and sockets.
