Frame house: construction technology. General principles

Traditionally, frame house construction technologies are divided into three types:

Since the structure of the frame is lightweight, any foundation is suitable: pile-screw, shallow strip, columnar (placed on unstable soils) and even tiled.

Calculation of a frame house

What to look for when ordering the design of a frame house

• Foundation type

Decide on : pile, tape, slab, ground floor. The choice is influenced by the budget and the soil of the site. Ground floor, of course, it will be more expensive. The tape on non-heaving sandy soils can be shallow. For clay, it is better to choose a pile foundation with expansion of the piles at the bottom to prevent the piles from being pushed out when the soil freezes. • If the foundation is already on the site

• Subfloor slabs

• Pitch of racks and floor joist

And the floor joist depends on the size of the OSB-3 boards or plywood that you plan to buy. For European slabs 2500 x 1250 mm, the pitch of the posts is 625.5 mm, for logs 417 mm. If the Canadian size is available 2440 x 1220 mm, then the rack pitch is 610.5 mm, 407 mm. I recommend spending a little time before ordering a design and deciding on the materials you will buy. Please note that in the figure below, the frame racks match the dimensions of the OSB-3 sheathing board.

• Roof material

The type of roofing affects the design of the rafter system. For metal tiles, lathing is required , for soft tiles you need a base in the form of OSB-3 slabs or plywood. In the picture on the right there is a counter-lattice and a lathing for installing metal tiles. On the right - osb-3 will be installed on the rafters for installing soft tiles.

• Door opening dimensions

It should be selected taking into account the purpose of the room. For bedrooms and living rooms, at least 900 mm, to install doors with a leaf of 800 mm. In this case, there will be no problems with furniture moving in. For technical rooms (bathrooms, wardrobes, hallways), I recommend doorways of at least 800 mm under a 700 mm door leaf.

The entrance door usually has a lower threshold, which increases the height of the opening to 2100 mm. Width not less than 900 mm. Remember that all furniture will have to be brought in through the front door.

• Heating source

If you plan to supply gas, then the boiler room must meet the requirements of gas workers. If type gas, I will design a boiler room taking into account the requirements for lighting, ceiling height, room volume and doorway sizes.

• Ceiling height

I recommend choosing the ceiling height, which is measured from the subfloor to the bottom surface of the ceiling joists, taking into account the size of the drywall. My experience shows that it is optimal to place the sheets vertically. In this case, the thinned edge is puttied and an invisible seam is obtained. For example, if you buy sheets measuring 2500 x 1200 mm, then the height of the room is 2530 mm. Plasterboard 12 mm + 2500 mm length of plasterboard sheet is attached to the ceiling + 18 mm gap for finished floor (laminate, parquet board). As a result, after completing the interior finishing, the ceiling height will be 2.5 m. If you are planning a sheet of 3000 x 1200 mm, then the height from the subfloor to the joists is recommended 3030 mm.

The height from the subfloor to the top of the window sill board depends on the size of the radiators that will be installed under the windows. With a radiator height of 600 mm, it is necessary to lay at least 900 mm. The height of the windows is limited only by the height of the room itself.

• Roof overhangs

Roof overhangs protect from sun and rain, but in addition to their mass, they can be loaded with the weight of snow on the roof. Typically 600mm overhangs can be designed without problems. Overhangs of 800 mm or more will require diagonal stops, which you can see on German half-timbered buildings and French chateaus.

Architectural section of the project
