  • and it is through AHML that assistance is provided to borrowers; the application review period is from 30 to 120 days

Methods of restructuring under the program

What methods of restructuring does the state offer us in Sberbank and VTB?

Just like for any other bank, the government offers debtors the following methods (in fact, they are all classic):

  • converting a mortgage from one currency to another

  • cancellation of payments for the period until the subsidy limit of 600,000 rubles is reached

Real estate requirements:

  • the mortgaged apartment must be the only property or you must not simultaneously (you personally or your entire family in total) have more than 50% of the share in other real estate
  • the cost per square meter of your apartment should not exceed 60% of the cost of the average apartment in your real estate market in the region where you live
  • legally clean
  • it must comply with the strict area limitation established in Resolution 373 - if you own the mortgaged apartment alone and live in it alone, then its area should not exceed 50 square meters. meters, if two people live, then no more than 35 meters for each (in total no more than 70 meters), if 3 or more people live, then no more than 100 sq. meters in total (or 100 meters divided by the number of family members)

Requirements for the borrower:

  • NEW REQUIREMENT 2017 to the borrower - instead of the previous one, you need to have a deteriorated financial condition of your personal or the entire family as a whole, and an indicator of this is now the fact that after paying the monthly mortgage payment you should have less than 2 minimum subsistence levels per person left (for Moscow one minimum : for a worker - 17,000 rubles, for a child 13,000 rubles, for a pensioner 11,000 rubles)
  • the applicant must not have bankrupt status assigned by the court

Loan requirements:

  • it must be at least a targeted loan
  • the delinquency on it should begin from 30 days to 120 days, no more

Let us note one nuance.
If you signed a mortgage restructuring agreement before May 31, 2017, you can count on financial assistance from the state. This rule is stated in the Decree of the Government of the Russian Federation No. 373 of April 20, 2015.

The bank may require other documents, so it is better to check the list with the branch in advance.

Mortgage restructuring methods

The procedure has several variations depending on the needs of the borrower and the requirements of the lender. In your application, you can indicate your preferred method, but the bank has the final say.

Prolongation

In essence, this is an increase in the loan repayment period while simultaneously reducing the size of monthly payments. If there is a temporary decrease in income, this option is beneficial. But you should keep in mind that the total amount of debt will increase, because the longer the mortgage term, the more monthly payments you will need to make. Therefore, we recommend that you first calculate how much such an option will cost.

Extending the loan will increase the total amount owed.

Some banks give clients the opportunity to combine loans issued at other financial institutions (consumer loans, car loans, etc.) with a mortgage loan. In this case, the client will pay money to one institution, which is very convenient.

Early repayment

Any citizen who has taken out a mortgage loan from a bank has the right to repay it ahead of schedule. If the bank does not agree to accept the balance of the debt, you have the right to go to court.

To receive assistance from the state, the mortgaged apartment must meet these characteristics:

  • Should not exceed the total area for a one-room apartment - 45 sq.m., for an apartment with two rooms - 65 sq.m. and for three rubles or more - 85 sq.m.
