Not every finished project boasts as many options as the 70th. Now there are four of them in our collection (70A, 70B, 70N, 70K) and this, apparently, is not the limit. This number of options is a consequence of the increased attention of customers to this project and the flexible planning scheme underlying it. The first thing that creates a pleasant exterior for the cottage is the elegant arched windows and, of course, the large façade bay window of complex shape. The lower, rectangular part of the bay window has a large basement window. The upper, triangular part smoothly transitions into an open balcony on the second floor, decorated with columns and metal fences with patterns. The base, one of the corners of the house, as well as the lower part of the second, side bay window, are finished with artificial stone, which gives the house nobility. French balconies are another element of the indispensable respectability and attractiveness of the house. The foundation is a monolithic reinforced concrete slab. External walls can alternatively be made of two materials - brick and aerated concrete blocks. So in this regard, the cottage can be included in the group “houses made of brick and aerated concrete.” In the proposed version, the basement floor contains a garage and a gym (billiard room), a spa area and a technical room. The layout of the first floor is the same in all options: a living room combined with a dining room, an office and a small kitchen. The hallway is located on an intermediate level, from it you can either go down to ground floor, or go up to the first one. IN attic floor there are three bedrooms and a bathroom. The landing serves as a small hall in which it is possible to install a wardrobe. A manhole with a retractable ladder leads to the attic; according to the project, it is not in use. The use of finishing materials of different colors and textures allows you to create a variety of images of this multifaceted house. The height of the ground floor is -2.6 m, the height of the 1st floor is -3.0 m, the 2nd floor is -3.0 m. The height of the house is 12.35 m. Changing the dimensions of the house will require not just adjustments, but a complete redesign of the project. It will be necessary to make changes to the design of the foundation, floors, truss structure, change components, parts, recalculate specifications, etc. That is, develop the project “from scratch.” With a basement, project 103AC has a minimum building area - this is 105.72 sq. m. m.

Question about the 70K project. Please tell me at what depth the foundation slab is laid and what material is designed between the foundation slab and the first floor slab. FBS 3.4 or some other material. The height of the basement floor, as I understand it, is about 2 meters. Thank you.
