Good initial layout. Successful initial layout House series p 68 04

Houses of the II-68-02 series are huge residential complexes from large sections erected in densely populated areas, up to 9 apartments, mostly one-room apartments, can be located on one floor. This standard project was not widely used - in total, about 60 buildings of this series were built, mainly for employees of housing construction cooperatives. In addition to this house series II-68-02 (16-storey buildings) settled by foreign diplomats. Most of the houses of the series were erected in different districts of the capital, a few - in Odintsovo, Khimki, Togliatti.

Design features of the series and facade finishing

Both external and inter-apartment walls are made of expanded clay concrete - blocks 40 and 39 cm thick, respectively. Internal partitions are made of 8 cm gypsum concrete. Hollow-core panels were used to equip the floors.

The facades of the series are distinguished by the presence of double triangular balconies painted in white. Moreover, all balconies in the first modifications of the project are located on one side of the house - opposite to the elevator and stair assembly. In the houses of this series, built since the late 1970s, the color of the facade panels has been changed (from gloomy gray to more pleasant - blue) and a passage was made through a common balcony leading from the elevator door to the evacuation flight of stairs. Each entrance has 2 elevators - passenger and freight. Above the top residential floor the technical floor is located.

The disadvantage of the project is the lack of balconies in one-room apartments, which are usually located from the 6th to the 9th floor. Moreover, like almost all panel houses of that period, series II-68-02 does not meet modern thermal requirements, and therefore freezing and the formation of condensate, mold and fungus are noted on the inner surface of the outer walls of such houses.

Features of apartment layouts

Planning solutions for apartments in the II-68-02 series may differ depending on the modification standard project, building sites, number of rooms and squares, but all of them are quite well thought out and convenient, which determines the demand for such apartments in the real estate market at the present time.

This series is not included in the demolition plan; in the early 2000s, most of the houses in this series were refurbished (planned overhaul) with renovation of the roof and replacement of utilities.

The main advantages of this series are the presence of isolated rooms and a significantly increased kitchen area in one-room apartments - more than 10 m2, as well as separate bathrooms in 2- and 3-room apartments. Redevelopment of apartments in houses of the II-68-02 series is possible and has more options in comparison with panel high-rise buildings.
