There are areas left in the area that were purchased by other legal entities even before the start of construction of the residential complex. Therefore, not all the areas here can be developed and improved by PIK; others manage them. For example, one of the parking lots of a third-party owner is located behind building 8A on Sovkhoznaya Street, the cost of renting a parking space is 3,500 rubles per month.

The problem of parking, according to residents, remains the most acute in the area. According to a resident of house No. 16 on Sovkhoznaya Street, traffic police officers are actively involved in this situation. The evacuation of cars from adjacent areas in Levoberezhny is carried out daily from early morning; several times over the past two years, tow trucks have been spotted at night.

If we add utility bills to the fines for improper parking or the cost of renting/purchasing a parking space, which shocked residents of the Levoberezhny residential complex in the winter and spring of 2017, then the cost of living in this area does not look attractive. For example, in March, owners of two-room apartments with an area of ​​about 58 square meters. meters, they paid about 8,000 rubles for a communal apartment. Residents of the same apartments in the neighborhood paid only 6,000 rubles.


What about the environment?

The proximity to a solid waste landfill, a waste incineration plant, the Businovskaya CHPP and the Moscow-St. Petersburg highway cannot be called useful in any way. The activities of these facilities cannot but affect the environmental situation in Khimki. But, according to local residents, this does not affect everyday life in the Levoberezhny residential complex.

The high-speed toll highway is closed from houses with noise-absorbing panels. After the increase in the cost of travel on M-11, which now ranges from 280 to 450 rubles for passenger cars during the day, many drivers prefer to avoid this road altogether. Therefore, the highway is not congested - exhaust gases from cars languishing in traffic jams in this area do not pollute the air.

The solid waste landfill was closed 5 years ago, and the authorities promise to someday begin its reclamation. Incurious local residents do not even suspect the existence of a waste incineration plant nearby - the plant does not smoke and does not give away its location in any way. The operation of the thermal power plant can be heard once every couple of months: when the station is vented, it hums a little.

This is exactly the impression that a walk through the territory of the Complex made on me. The residential area is located in the southeast of the city of Khimki, on Sovkhoznaya Street, two kilometers from the Moscow Ring Road. Getting off the bus, I expected to see a gigantic construction site on which more than a dozen residential buildings were simultaneously being built according to standard and individual designs, each 17-25 floors high. However, a dynamic city landscape with colorful buildings, many shops and local residents busily scurrying about their business opened up to my eyes.



As it turned out, most of the complex has already been built, many of the houses are occupied or are in the process of transferring apartments to their owners. Construction continues in only one zone, where work is underway on five new buildings.



Geographically, the territory of the residential complex is a kind of “safety island”, limited from the side of the city of Khimki by the Moscow Canal, and from the side of the capital by the Moscow Ring Road. In fact, this is a classic residential area with no serious traffic flows through it. Thus, in mid-2019, after the completion of the last high-rise buildings, the peace and quiet of a “snuffbox town” will reign here, living its measured life one step away from the dynamic metropolis.


Infrastructure

As you can find out on the developer’s website, more than 5.5 thousand families have already received the keys to their apartments in the Levoberezhny residential complex. They can already use the services of a new school for 550 places and five kindergartens; another school for 1,100 places is being built.

And for some reason you can still see garbage trucks next to the closed landfill. And emissions from a nearby thermal power plant somewhat blur the atmosphere of serenity.




How to get there

This is a functional, albeit miniature apartment, which can easily accommodate a family of two. The term "unfurnished apartment" means that you will receive nothing more than glazed windows and a temporary door. You will have to do the concrete floor screed, electrical wiring, heating and water supply systems yourself.

Small bedroom 15 sq. m, a small hallway and an even smaller toilet room make you remember the proverb “in cramped conditions, but don’t be offended.” But a common room, combining the functions of a living room and a kitchen, will allow you to comfortably accommodate yourself for relaxing and eating. There are no balconies in these buildings, but the possibility of a free layout of the apartment allows you to build a heated loggia, fencing off part of the guest area.

You can buy an apartment with finishing. One-room Euro-format apartment with an area of ​​45.6 sq. m on the 16th floor in building 7.2 will cost 4.806 million (also taking into account a 10% discount). Finishing involves installing a metal door, laying laminate flooring, gluing textured wallpaper for painting, installing European quality plumbing fixtures, and laying out all networks throughout the apartment.

A three-room apartment can comfortably accommodate a family of four.
