Within 3 km there are two federal highways - Zvenigorodskoe Highway and Leningradsky Prospekt.

It’s hard to believe, but the Liner multifunctional complex is surrounded by as many as 8 metro stations. All are located within 2 km. The closest of them is CSKA on the Big Circle Line. It takes no more than 5 minutes to walk from residential buildings. Dynamo and Petrovsky Park are located 1.3 km in the northeast. If you walk 1.5 km to the south, you can get to the Khoroshevskaya and Polezhaevskaya stations. And finally, in the north, 2 km away, the Sorge MCC platform operates. In accordance with the project declaration, the developer of the Liner multifunctional complex is CJSC. The developer has a portfolio of more than 20 projects, including new buildings from comfort to elite class. For example, the company was engaged in construction in Kuntsevo and Khamovniki, where the cost of apartments reaches 439 million rubles. The Liner mixed-use complex is one of the most affordable properties from the developer in terms of cost.

The land plot on which the Liner multifunctional complex is located belongs to the developer on a sublease basis. SK Strategy LLC was appointed as the general contractor. The master plan includes the construction of two monolithic buildings with a height of 13-15 floors - East and West. The project was implemented in one stage. Construction was completed in December 2016. Since then, about 80% of the total housing stock in the new building has been sold.

Flat roofs with gravel backfill were designed. The design of windows with PVC profiles provides improved noise reduction; almost all apartments, except the second floors, have panoramic glazing.

The project provides for several types of facades: clinker tiles with imitation brickwork, plaster and translucent window structures. On the loggias there are niches for installing external air conditioning units.

Entrance groups and halls

The through entrances are located at ground level, the doors are fully glazed to improve insolation. There is a vestibule in front of the entrance to the hall. The lobby has a concierge desk and a waiting area with upholstered furniture. The interior decoration is made in a modern style using plastic panels, natural stone and wood. Built-in lighting with contour LED backlighting. To move between floors, each section has 2 elevators manufactured by Otis.

Architectural concept

The new building consists of the Western and Eastern buildings, symmetrically located between the shopping and entertainment center building. It’s immediately clear why the residential complex was called “Liner”: it is just as big and clumsy. The only difference is the color - while cruise ships and airplanes are usually stark white, the facades of the new building were painted in darker brick shades. Massive buildings with many wide window sections look like large concrete boxes. The architects decided to play a little with the shape, making the roofs of the complex look “cut off,” as if someone had cut them diagonally with something sharp. If you stand at a certain angle and look at the new building from the side, each building will really look like an airliner: however, it’s still more like a sea liner than an air liner.

Access to the courtyards is provided through arches, because their space is enclosed in a ring of high-rise sections. These are large areas, 40% of which are allocated for landscaping. The landscape design is made in a classical and partly Moorish style; the project provides for the arrangement of flower beds with trees, shrubs and flowers. To ensure that residents have a place to rest, benches are placed in the courtyards. There are playgrounds, sports grounds, and bicycle paths.

Rating: 8/10, not the most elegant, but definitely noteworthy architectural project from the developer; The houses were built using monolithic technology, the internal and external spaces of the buildings were improved.

Choice of apartments: apartments, fine finishing possible

The new building sells not classic apartments, but apartments ranging from 30 to 135 square meters. m. Such premises have the status of non-residential, so the registration will have to be renewed every 5 years - at least until the owners want to transfer the property to the residential category. The new building may officially have the status of a hotel, but it has created a comfortable living environment for young people, families with children and representatives of the older generation. The price of the apartments starts from 5.3 million rubles for a one-room apartment (30 sq. m.) and is a bit steep for the average buyer, but it is still lower than in neighboring residential complexes - for example, in the Dynasty or Prime Time residential complexes under construction. .

But the plans presented by the developer also fully deserve the right to be implemented - the rooms turned out to be spacious, of a regular rectangular shape. The kitchen area varies from built-in to spacious, measuring up to 25 square meters. m. The bathrooms turned out to be a little cramped - about 3.5 sq. m. m. In larger apartments there are several of them, but this fact does not change the situation - it would be better if the architects combined the rooms into one spacious one. The apartments have loggias, but they are small and are best suited for domestic purposes - for example, as storage rooms, which are not provided for in the layouts.

Rating: 7/10, the new building gets a “plus” for the open layout of the apartments and apartments with finishing; “minus” is awarded for cramped bathrooms.

Non-residential stock: parking spaces, commercial premises

The complex is selling off the remaining parking spaces in the underground parking lots. The cost of a garage box (17 sq. m.) is from 1.5 million. Infrastructure and ecology: a residential area surrounded by industrial zones

The complex was conceived as an apart-hotel, so schools and kindergartens were not built along with it, but they can easily be found in the Khoroshevsky district. Clinic No. 62 is located 500 m from the Western building and can be reached in a matter of minutes. Supporters of a healthy and active lifestyle will certainly appreciate the presence of the CSKA athletics and football complex and arena, ice palace and stadium within walking distance.

Between the buildings of the new building there is the largest shopping center in Europe, Aviapark, with shops, restaurants and a cinema of the KARO chain with 4,000 seats. Also on its territory there are hypermarkets OBI and Hoff, Auchan, a lecture hall, an ice skating rink, attractions, fitness, creative workshops and a dance studio.

Construction of the “pearl” of the area – a large park on Khodynskoye Field with an area of ​​24.7 hectares – will soon be completed. The project is supervised by Moscow Mayor S. Sobyanin and should become one of the largest in the city. In the central part of the recreational area, a natural landscape with four hills and a picturesque pond will be recreated. Leisure areas with hammocks, gazebos and embankments will be organized for vacationers. They also promise to install modern playgrounds, sports grounds and dog walking areas. Work on the site is already underway, and it is planned to open part of the territory to visitors in the fall of 2018.

While the improvement of Khodynsky Field has not yet been completed, residents can go for walks in another recreational area - the Birch Grove Park. It is smaller in size than its “neighbor”, but there is a lot of greenery on its territory, there is a long alley with a cascade of fountains, topiary figures, flower beds and playgrounds.

Ecological situation

If we do not take into account the usual anthropogenic factors for a metropolis, such as busy highways, thermal power plants and general smog from hundreds of industries scattered throughout the city, then the state of the environment can be assessed as satisfactory. Among the potentially dangerous enterprises, it is worth noting the Znamya Truda machine-building plant for the production of aircraft equipment. It is located on the territory of industrial zone No. 7 “Botkinsky Proezd”, 700 m from the new building. Another production site, “Sorge Street” No. 9a, is located 1.3 km west of the new building; harmless garages, car services and car washes are located there. But on its border there is CHPP-16, not the “dirtiest”, but still a potentially dangerous enterprise. When the construction of the new “lungs” of the Khoroshevsky district in the form of the Khodynskoye Pole park is completed, breathing in the area will become noticeably freer, but for now the air is “filtered” by the Berezovaya Roshcha recreational zone.

Difficulties arose during construction due to which the delivery of the second building "Liner" significantly delayed. However, in the end everything ended well. In December, permitting documents were received for the West building and it was put into operation. There was no reason to doubt the final successful outcome, since "Inteko" the company is serious, it has a high expert rating of “A”, and in general the company confirms its reputation year after year.

The buildings of the residential complex are located so far from each other that they are perceived almost as two isolated residential complexes. Of course, there are similarities in architecture, but if we compare, the Vostok building, which was the first to be put into operation, is light, bright, or something more joyful. And the “West” building, which has a brick-colored facade, is perceived in contrast as more austere, in some ways even gloomy and serious. The level of comfort, however, is the same in both buildings. To say that the residential complex corresponds to the business class level in everything would probably be an exaggeration. In terms of architecture, technical equipment, level of service, yes. But there are too many apartments on the floors, an abundance of studios - this is not very consistent with “business”. However, in previous opinions of the portal we have already mentioned this, as well as other advantages and disadvantages of this apartment complex. Due to its favorable location, “Liner” is of interest to different groups of buyers, and not least for those who need compact living space in the historical part of Moscow. The studios here are good for students or for renting out. Judging by the reviews on forums on the Internet, new residents have some complaints about the quality of construction, but shortcomings, as usual, are eliminated as they are identified during the acceptance of the premises.

Sales at the Liner multifunctional complex are very active. As of the last ten days of February 2018, about 300 apartments remained available here (in both buildings in total). It seems like a lot. But in fact, this constitutes only 7% of the total number of rooms in the Liner. So those who are interested in this option should not delay their choice. There are many alternative new buildings nearby. Among them are already commissioned residential complexes from ("A") and MFC (rating "B+"); included in MFC (rating “B+”) and residential complex from (rating “B+”), as well as residential complex from, residential complex, multifunctional complex, etc.

At the beginning of 2017, we can state the first postponement of delivery. Initially, both buildings of the Liner multifunctional complex Inteko company planned to be commissioned in the fourth quarter of 2016, but only Vostok received permission for commissioning in December. Regarding the West building, the developer asked the city authorities to extend the construction permit for another six months, and received consent.

Judging by the latest photographs from the construction site of the West building, active construction is underway at the site. In January, work on façade cladding reached its final stage, and interior work is underway in apartments and common areas. Ahead is the improvement of the local area. Completion of construction and delivery of the facility in June is a feasible task. Although it should be noted that “Liner” was not the only project in which the deadline was recently postponed. Also, the commissioning date has been moved to the summer of 2017. Let's hope that this is due to temporary difficulties of the developer. There is no need to talk about its financial insolvency yet, and Inteko, as a rule, delivers its facilities on time. On the website, the company has an A rating, as a large developer with a positive reputation.

The choice of unimplemented apartments in the complex is still large, which is not surprising for a large business class project. You can purchase apartments both in finished buildings and in buildings under construction. Most of them are offered without finishing; fully finished apartments will be transferred only to section H of the “West” building.

The investment potential of the Liner multifunctional complex was assessed by the Agency for Residential Mortgage Lending. In the fall of 2016, AHML acquired 295 apartments in the complex for subsequent rental.

All these are factors that contribute to the reliability of this project.

What is good news is the presence of a sufficient number of schools, kindergartens and clinics in the area. There are even several higher educational institutions. And in general, the infrastructure of this area of ​​​​the North-Western district of Moscow is well developed - given the dense traffic in the capital, it is very important to have everything you need at hand.

Most of the apartments are one-room, two-room, and three-room, there are noticeably fewer. The premises are generally of regular shape, convenient for the rational use of space. However, there are also options with sharp corners, which excludes the above-mentioned advantage. Most of the premises are rented out unfinished, but the developer also offers a section with fully furnished apartments - you can choose between having plenty of room for imagination and not wanting to waste time and effort on renovations.

The small number of elevators is puzzling. The complex has 14 floors, each with 23 apartments. Not only is it very inconvenient to have so many neighbors on the floor, but there are also only two elevators. It is unlikely that they will cope with passenger traffic, especially in the mornings and evenings.

But there are positive aspects too. For example, the ceiling height in the rooms is three meters - a good indicator for housing in this price category. Spacious underground parking will free the adjacent streets from excess cars. In addition, the developer follows the concept of a courtyard closed to cars (except for special equipment), which will make the territory of the complex safer and freer for residents. Myself "Liner" will be fenced on all sides for security reasons.

The ecology of the area is ambiguous; there are positive factors, but there are also some shortcomings. Basically, it is negatively affected by Leningradsky Prospekt and the Third Transport Ring, where there is almost always heavy traffic. There is also a medium-sized industrial enterprise nearby, but it only harms aesthetic perception. One and a half kilometers from the multifunctional complex there is a thermal power plant, emissions from which have a negative impact on the air quality. But right across the road from the complex there is the Birch Grove Park, where you can have a great time in the green area. This opportunity is quite rare for modern Moscow. Also within a five to ten minute walk are Petrovsky and Chapaevsky parks.

The complex has good transport accessibility. The Khodynskoye Pole metro station is being built right behind the house. However, now you can walk to the stations or. It’s a bit far, of course, but it’s good as an alternative. There are enough minibuses and buses running past the MFC, and there shouldn’t be any problems.

Residential complex "Liner" is a business-class apartment complex, which is being built in the northern administrative district of Moscow in the Khoroshevsky district, at the address: Khoroshevskoye highway, vl. 38A. It consists of two monolithic buildings: “Western” and “East”, which are separated from each other by the giant shopping and entertainment center “Aviapark”.

Hadi Teherani, a world-famous German architect, worked on the appearance of the buildings. He is responsible for such projects as the C&A glass bridge, the famous “dancing towers” ​​in Hamburg, the metro station at Frankfurt Airport and others. Here, too, the foreign guest got creative to his heart’s content: the residential complex is designed in the form of an irregularly shaped quadrangle (when viewed from above). Due to the slanted roofs, the number of floors in the complex ranges from 13 to 15 floors.

Externally, “West” and “East” are practically the same, the only difference is in the options for finishing the facades. In the first case, it is red clinker brick, and in the second case, it is light-colored clinker tiles. The courtyard area is protected from wind, noise and prying eyes by the walls of a closed quadrangle.

As befits modern business-class facilities, the interior space will be completely free of cars. Instead, there will be children's playgrounds and green park areas. Access to the courtyard will be through a security post located in three evenly distributed arches. Passage under the barrier will only be allowed for special vehicles or emergency services. Construction is carried out in accordance with Federal Law-214.

Each residential building of the Liner residential complex is divided into several sections (A, B, C, D, E, F, G, H), which have their own entrance group with a concierge.


Each section will have about 300 apartments, approximately 20 per floor. In total, the building includes over 2,100 apartments.

The apartments are rented unfinished, without internal partitions (some apartments still have them), with a free planning solution. It is possible to combine premises. The two-room apartments have a balcony, and they are located along the inner perimeter of the building and look into the courtyard. But one-room apartments (with a loggia) and three-room apartments (with a balcony), which occupy the outer perimeter, have more favorable view characteristics. By the way, there will still be furnished apartments, but they will be located exclusively in building “H” of the Western building. The developer offers one-room and two-room premises with an area of ​​31.55 and 45.8 m2, respectively. They will undergo a comprehensive renovation of the living room, bedroom, bathroom and loggia, and will also be equipped with all the necessary equipment and appliances.

Public areas will be decorated with aviation-themed elements, in silver-gray and brown-bronze tones.

The building will have 20 OTIS elevators with a lifting capacity of up to 1 ton and a length of 2.1 m, which will allow the transportation of large items. Commercial premises will be located on the first floors of the complex.

The level below will accommodate underground parking for 482 cars. The average cost of one space is 1,600,000 rubles. According to the developer, the parking lot will be equipped with the most modern security systems, and the apartments will be accessible by elevators. By the way, the security system applies not only to the parking area, but also to the territory of the entire complex. Access to the house will be possible only with a special magnetic card. But the territory of the house will not be fenced. Well, 55 free parking spaces will be created for guests of the complex along the adjacent territory of the Liner residential complex.

Rumors and problems

The main topic of discussion among shareholders was the issue of handing over the property and issuing keys. The fact is that construction ends in December 2016, but the issuance of keys will begin in June-July 2017. People are wondering how this is possible? The answer lies in the sixth clause of the DDU agreement, according to which the start of the period for transfer of apartments occurs 180 calendar days from the date of receipt of permission to put the Property into operation - that is, the end of June 2017. And this period lasts, in accordance with the same paragraph, 480 calendar days from the date of receipt of permission to put the Facility into operation - that is, until February 2018.

Thus, in a pessimistic scenario, the owners can wait for their keys for almost another year and a half. But there are no prerequisites for this; construction is actively nearing completion. And the very presence of such a clause in the contract simply serves as a kind of insurance for the construction company. Why does the key transfer period begin only after 180 calendar days? Because, according to the standards, the process of transferring an object to the operating organization takes from 3 to 6 months. By the way, all Inteko Group facilities are serviced by the Uniservice company.

The number of parking spaces in the parking lot also often raises questions: 482 spaces for 2,150 apartments. According to statistics, there are about 370 cars per 1,000 Muscovites. The buildings of the Liner apart-complex are monolithic, multi-sectional, with a height of 13 to 15 floors. Under each house there is an underground parking for 482 cars, and the first floors are intended for commercial use. The author of the project is a world-famous architect - Hadi Tehran.
