Conditions

Money for the construction or purchase of a finished garage can be received in Russian or foreign currency, in the amount of 300,000 to 3,000,000 rubles. Considering the difference in the cost of garages in different cities, a resident of each locality can choose a loan based on the price of the building in a particular case.

The agreement with the Bank is concluded for a period of up to fifty years. This is enough to return even a large amount. At the same time, it is important for many people to have the opportunity to return funds received from the Bank early. And this opportunity is provided at VTB24 without restrictions or sanctions.

This program has a specific feature: the garage can be purchased not only separately, but also together with the apartment. In the latter case, the loan is issued simultaneously with a mortgage for the purchase of housing.

To apply for a loan, an initial payment of at least 30%-40% of the price of a garage in an underground complex and at least 40%-50% of the price of a structure built on the ground is required.

There is no fee for issuing a loan or servicing it, which makes the loan more attractive because it does not create additional costs for the client.

The collateral for the loan is the registration of a mortgage on the purchased garage.

These rates are applied in cases where the client has a concluded agreement to insure the client’s life and his ability to work or insure the purchased garage (collateral) against the risks of its loss, damage or loss of ownership due to various reasons. — copies of the balance sheet and profit and loss report for the previous year and as of the last date of the report;

- if there are licenses or certificates, patents - their copies, which are certified by the seal of the legal entity and the signature of the manager;

  • Additional documents:

— a copy of documents confirming the temporary registration of the borrower or guarantor (if any);

— a copy of the pages of the commercial rental agreement for residential premises;

— information about the company’s assets (property documents, contracts);

— statements from bank accounts of a legal entity;

— documentary confirmation of the borrower’s obligations relevant as of the date of application to the Bank, information on the amount of the balance of outstanding debt - if any;

— documentary evidence of the client’s credit history with characteristics of his fulfillment of his obligations.

  1. Documents relating to the real estate property:
  • Documentary confirmation of rights to the object;
  • A copy taken from the cadastral passport;
  • A copy taken from an extract from the house register, or a copy of the pages of another document confirming the number of persons registered in the residential premises;
  • A copy taken from the financial and personal account statement;
  • Documents on transactions of inheritance or donation completed with the object;
  • Copies of documents that verify the identity of the sellers of the property;
  • If the property is sold by a legal entity, the following is required:

— copies of constituent documents, amendments and additions to them;

— a copy of the document confirming the state registration of a legal entity;

— a copy of a document confirming the registration of a legal entity with the tax authority,

— a copy of the certificate of assignment of OGRN;

— documentary evidence of the authority of the company representative (constituent documents, order appointing a manager, power of attorney);

  • A report on the value of an object determined based on the results of the assessment.

If the client intends to buy a finished residential property in another city, the following is required:

  • Having an account with the Bank;
  • Determining the method of transferring the down payment amount (using a current or deposit account or otherwise);
  • Obtaining consent from the insurance company to draw up an insurance contract.

In the city where you plan to purchase housing, you are required to have the following documents with you:

  • Passport;
  • Notification that a mortgage loan has been obtained by the client;
  • A copy taken from the pages of the document that verifies the identity of the guarantor;
  • Notarized consent of the spouse for the purchase of residential premises and the execution of a mortgage agreement (pledge) on it;
  • Marriage agreement – ​​if available;
  • Certificate of marriage or divorce;
  • The first copy of the agreement for opening a current or deposit account;
  • A document confirming the change of the client’s last name, first name or patronymic (if such a change has taken place).

The requirements for the borrower are standard: at least 21 years of age, permanent employment and source of income.

Competitors

Loans for the purchase of a garage are issued by banks such as Sberbank of Russia, Bank of Moscow and Svyaz-Bank.

Sberbank of Russia operates the Garage program. Money can be taken in rubles, dollars or euros in an amount not exceeding 85% of the cost of the garage being purchased. There are no fees when issuing or servicing a loan. The repayment period for funds received can be up to thirty years. A Bank pledge is issued for the purchased object. The collateral – the garage – is necessarily insured against the risks of loss and damage. Requirements for clients include being at least 21 years old at the time of contacting the Bank and not older than 75 years as of the date of full refund, as well as having a work experience of at least six months at the current place of employment and at least one year in total during the previous five years. The requirement for total length of service does not apply to persons participating in the salary project.

Gazprombank operates a “Mortgage Lending Program for the Purchase of a Garage (Parking Space),” which involves issuing loans in rubles or foreign currency, the intended purpose of which is limited. Thus, the borrowed money can only be spent on purchasing a garage or space for a car in a complex under construction, which makes it impossible to purchase a ready-made garage. The minimum loan amount is 50,000 rubles, but cannot be less than 15% of the price of the garage, and the maximum loan amount is 3,000,000 rubles or an equivalent amount in foreign currency. The down payment when drawing up a contract must be at least 30% of the price of the garage. The interest rate can range from 11% to 15%. The term of the agreement with the Bank can range from three to thirty years. The interest rate depends on the size of the down payment made by the client, the form of confirmation by the borrower of his income and the client’s credit history, which must be positive. Taking into account these factors, the rate can be equal to from 12.2% to 14.3% per annum. The down payment can range from 0 to 90% of the cost of the garage. The repayment of the loan is secured by the registration of a mortgage on the residential premises that the client already has or is purchased at the same time as the garage. It is envisaged to conclude life and disability insurance contracts for the client, as well as for the collateral. If you refuse insurance, the rate is subject to an increase of 0.5%. Fees are charged for the provision and servicing of the loan in accordance with the Bank's tariffs. You can refuse to pay these commissions, but the interest rate upon refusal is subject to an increase of 0.2%. The borrowed money is returned in equal periodic payments. The loan amount can be repaid ahead of schedule without restrictions or adverse consequences.
