The developer's portfolio includes 5 completed projects, which means considerable experience in the field of residential construction.

Architecture and landscaping

The Novograd Pavlino residential complex looks like a typical microdistrict of panel high-rises, although the houses were built using monolithic technology from gas silicate blocks. Houses of brick shades with multi-level facades look like “anthills”, but the building density is at an average level. The L-shaped buildings together form spacious courtyards with fenced children's and sports grounds. For economy class, the landscaping is done at a fairly high level: there are children's slides, swings, sandboxes, and outdoor exercise equipment is installed in the workout areas. Driveways and pedestrian zones are laid between the buildings. Car access to the complex is not limited in any way, which can be considered a disadvantage.

Selection of apartments

In the residential complex you can purchase residential apartments ranging from 24 to 82 sq. m. m. Traditional and Euro-format housing is available, with a combined kitchen and living room space. Some apartments have high ceilings up to 3 m.

Complex infrastructure

Despite the fact that the surroundings of the new building have not yet been fully formed, all important social facilities are within walking distance. There is a clinic 1 km from residential buildings in Novy Pavlino, and there are also schools and kindergartens there. However, it will be difficult to place a child in them, since the area is already quite densely populated. Also in the future, the complex will have its own facilities of social significance.

The internal infrastructure will include:

  • secondary school;

There are no large shopping centers nearby, but there are small shops and supermarkets. Next to the residential complex is the village of Pavlino, where the equestrian club is located.

Ecological situation

Due to the fact that the new building is located far from major highways and industrial areas, the surrounding air there is much cleaner than outside Moscow. Near the microdistrict there are Pavlinsky and Olginsky forest parks - the abundance of greenery also benefits the ecology of the area. In addition, these recreational areas are an excellent place for relaxation, picnics and sports. The Pekhorka River flows near the forest park.

Housing in the Novograd Pavlino residential complex is aimed at families with children. Comfortable conditions will be created for the child in the new building: educational institutions will be opened and playgrounds will be equipped. The surrounding forest parks will protect residents from the negative influence of industrial enterprises in Zheleznodorozhny and Lyubertsy. 7 km from the Moscow Ring Road along the Nosovikhinskoye Highway, the MIC Group of Companies plans to build more than 800 thousand square meters of housing with infrastructure. The residential complex will be located next to several forest parks and ponds and will become a continuation of one of the landscaped places in the district - the Pavlino microdistrict in Zheleznodorozhny. On instructions from the editors of the site, I went to find out all the nuances of selling apartments in Pavlino Novograd.

What are they building?

While nothing is being built, preparatory work is underway at the construction site. By the time the project is fully completed, there will be 35 monolithic brick houses (811,300 sq. m of housing), five kindergartens, two schools, a clinic, multi-level parking lots, a sports and recreation complex, an ambulance substation and other infrastructure facilities.

All houses will be built according to an individual project, the first floors will be non-residential, and there will be commercial space here. Now there are two houses of the first stage for sale - bldg. 30 and 31. The term of the state commission is the 3rd quarter of 2017.

Building 30 is a 22-storey seven-section building with 861 apartments.

Building 31 is a 17-storey seven-section building with 416 apartments.

Who is building?

The construction of the residential complex is carried out by MITs-INVESTSTROY LLC. The founder of the company is MIC REGION LLC. Both companies are directly related to the MIC Group of Companies, which has been known in the real estate market since 1999.

In total, the portfolio of assets includes 5 million sq. m of housing. All objects are delivered on time, sales take place in accordance with the DDU (214-FZ). I did not find any serious complaints from buyers against the developer on the forums of shareholders.

Developer reliability - 10 out of 10 points

The Mystery Shopper has checked the new buildings of the MIC Group more than once; the reports can be found in the corresponding section. There is no reason to doubt the reliability of the developer.

Internet intelligence

Novograd "Pavlino" has its own separate promotional website, where you can choose an apartment by square footage, location on the site, number of floors, but you cannot find out its cost. There is also information about the developer, project documentation, photographs of the construction progress and a detailed scheme for purchasing housing. There is no information on the project on the MIC website, there is only a hyperlink to the promotional site.

On the forums, given the recent (April 2015) start of sales, there are still few shareholders. Basically, these are potential buyers who are just looking at the residential complex.

I cannot pay special attention to any one of the few topics. Everything is the same as everywhere else: discussion of transport accessibility, future infrastructure, proximity to “New Pavlino”, prices and layouts. Some experiences are noticeable in the topic about the progress of construction.

Information accessibility - 7 out of 10 points

The site design is pleasant and discreet, navigation is easy. There is no price list for apartments and it is unclear when the entire complex with infrastructure will be fully commissioned. Since the “field” is now for sale, I, as a “buyer,” would like to monitor the progress of construction via web cameras. In short, there is not enough information yet.

Ways-roads

The project's promotional website contains a detailed description of access methods to the new building. I decided to get to Novograd “Pavlino” by car to find out if everything is really as bad with accessibility as residents of Zheleznodorozhny and Balashikha say.

I didn’t want to waste my time in a traffic jam getting to Zheleznodorozhny on Nosovikhinskoye Highway, so I used an alternative travel option - through Novoukhtomskoye Highway.

Along the main road I reached the Lyubertsy Fields area, then past the residential complex “Lyubertsy 2015” (aka “Lyubertsy 2016”) along the Zenin highway I reached the sales office of the GC “MIC”. The total travel time from the Moscow Ring Road in the second half of the working day was half an hour.

The road is almost everywhere one lane in each direction, in some places it goes through densely populated areas of Lyubertsy. You'll have to get stuck in traffic in the morning and evening after work, but I think it's not as scary here as on Nosovikhinskoye Highway, which is almost always jammed.

If you don’t have a car or you need to get there by a certain time, it’s better to go from Kursky station by train to the station. "Kuchino" or "Zheleznodorozhnaya". From the railway station to the microdistrict. "Pavlino" minibuses run. A regular train takes 30-35 minutes, an express train takes 25 minutes.

There is an option to get from the Novokosino and Novogireevo metro stations by bus No. 111. If there are no traffic jams, you can get to Pavlino in half an hour. In case of heavy traffic, travel times are unpredictable.

Transport accessibility - 8 out of 10 points

If you don’t use the Nosovikhinskoye highway, but travel along the Novoukhtomskoye highway or even give preference to electric trains, everything, in general, is not bad. By the way, in 2017 it is planned to open the Nekrasovka metro station, which can be reached on foot (3 km), and, in addition, there is hope that the light metro will still appear, and then the issue of accessibility of the residential complex will be finally resolved.

Social and cultural life

For now, all the infrastructure is in the microdistrict. "Pavlino" and Zheleznodorozhny itself. There are kindergartens, schools, shops, pharmacies, and clinics. Everything necessary for life in Novograd will be built simultaneously with housing.

Visit to the sales office

Out of old habit, I arrived at the sales office without calling in advance and for the first time I regretted this peculiarity of mine. There were two sales managers on site that day and both were busy. I had to wait about 15 minutes for my turn on the soft sofa.

Ilya’s (one of the managers) conversation with the customers captivated me, and I, occasionally distracted by studying the Novograd advertising booklet, eavesdropped.

The married couple had already decided on the purchase and were discussing the details of the transaction. At this point I listened even more carefully, because this nuance interested me almost more than the others. I learned the same information during our conversation; I will tell you more about the purchase scheme later.

At the very beginning of the conversation, Ilya reminded me that the delivery date for the first two houses, which are now on sale, is planned for 2017, and asked whether I was ready to wait. Having received an affirmative answer, we moved on to choosing an apartment. This time I planned to “buy” a two-room apartment and, preferably, not on the first and last floors.

Ilya advised us to pay attention to Euro format apartments, which differ from the ones we are used to in that the kitchen area in them is larger (19.2 sq. m.) than in the rooms (15.4 and 15.1 sq. m.). Surprisingly, this is exactly the apartment I liked, and we moved on to discussing purchasing options.

Service - 10 out of 10 points

Overall, I am satisfied with the consultation I received. I received detailed answers to all my questions. The visit was somewhat marred by the time spent waiting in line, but this was the result of a trip at random.

Apartments and prices

There are now two buildings 30 and 31 on sale in Pavlino Novograd, as I said before. The layouts are varied, the choice is good. “Treshki” are only available in building 30. In the 31st there are “one-room apartments” and two-room apartments.

If you buy any of the Euro format apartments, then you can safely turn the kitchen into a kitchen-dining room, the space allows. Those who love bright apartments should pay special attention to the “kopeck piece” in section 1 of building 30. All windows of the apartment face the south side, which means there will definitely be no problems with insolation.

Novograd “Pavlino” has no competitors in terms of price. To date, this is the lowest price for housing in this side of Zheleznodorozhny (Balashikha).

You can still choose the layout, the floor, and the view from the window. The cost of housing, considering that these are monolithic brick and not panel houses, is more than adequate. The option of “euro” apartments makes the purchase even more attractive.

How to buy?

Sales are carried out according to the DDU in accordance with 214-FZ, which once again confirms the reliability of the developer.

The purchase scheme is as follows:

1) I choose an apartment.
2) I sign the booking agreement and pay 25 thousand rubles, which is included in the price of the apartment. This amount is a deposit.
3) Within a few days, an equity participation agreement (DPA) is prepared. In the case of a mortgage, a loan agreement is additionally prepared.
4) I sign the DDU, as well as an agreement for the provision of services for its registration and registration of ownership of the apartment. The cost of services is 59,700 rubles. You can refuse to provide the service.
5) If I agree to the provision of services for registering a child-only home, I issue a power of attorney in advance for the developer’s representative and take the notarized consent of the spouse to complete the transaction.
6) Within a few days, the DDU will be submitted for registration with the Unified State Register.
7) After the share participation agreement is registered, I pick up my stamped copy at the sales office.
8) I pay the first payment in accordance with the payment schedule provided for by the DDU.

In total, the entire process will take about a month.

Interest-free installments for up to three months and purchase of housing with a mortgage are possible. Housing loans are provided by several banks, including Sberbank (11.9%), Promsvyazbank (11.9%), Otkritie Bank (11.55%), Baltika (12%), Loko Bank (12%), BFA (12%), Surgutneftegazbank (11.75%), Rosavtobank (15.95%). The minimum down payment is at least 20%.

Purchase scheme - 9 out of 10 points

Sales under DDU, the opportunity to buy with a mortgage with government support and register ownership of the apartment yourself are undoubted advantages. The installment plan, however, is a bit short.

Most likely, I would not buy an apartment from another company not known on the market now at the “field” stage, which will appear only in two years. I especially wouldn’t do this during a crisis. In the case of the MIC project, the risk seems justified to me. The layouts are good, the prices are attractive.

There are also some disadvantages. The first is power lines. It is still unclear what will happen to the power line. Most likely, it will be left where it is. The power is not so great, the harm is no more than from any household appliance, but still this nuance should be taken into account when purchasing.

Another problem of the new building is the proximity of the Kuchino solid waste facility. I assume that the training ground will only be noticeable from the upper floors of Novograd, since it is reliably camouflaged by the forest. But everyone will feel unpleasant odors, especially in the heat. They promise that the landfill will be closed for reception, but it is not known exactly when this will happen.

In order to make sure that the landfill was operational, I specially drove to it. The number of cars passing by for collecting and removing household waste and the scale of the landfill itself impressed me. The landfill is in the photographs, you can see for yourself.

In general, based on the sum of all factors, the project of the MIC Group of Companies receives “8” points from me.

Legends and myths of ancient Balakhishikha

The one who does nothing is mistaken - even on the official website of the developer of the Novograd Pavlino residential complex, MITs-INVESTSTROY LLC, there is periodic mention of the city of Zheleznodorozhny. In fact, as a city, Zheleznodorozhny ceased to exist back in 2015, now it is part of the city (urban district) of Balashikha, divided into 9 microdistricts, from which we will single out Pavlino and New Pavlino, due to their close connection with this residential complex. The development address of the new microdistrict in the project declarations is indicated as the Moscow region, Balashikha, near the village of Pavlino. If you start by public transport from the buildings of the Complex closest to Lyuberetskaya Street, then to the Moscow Ring Road and back you will have to cover a path of just over 12 km, which, by the way, is absolutely not critical.

After the opening of the Nekrasovka station on the Kozhukhovskaya line of the Moscow Metro in 2019, the transport situation has changed for the better.


On almost all sides, the new microdistrict is surrounded by forests of the Pavlinsky, Olginsky and Saltykovsky forest parks, which, in theory, should have a beneficial effect on the ecological component of the area. That’s how it is, but until the Feninskaya landfill (Kuchino landfill), which had existed for almost 60 years not far from the microdistrict, was finally closed, it was difficult to assign a high rating to the ecology of the area.


The story, which had been dragging on for many years, seemed to have no end: the deputies appealed to the Governor, the Governor instructed the Minister of Ecology and Natural Resources Management of the Moscow Region to look into the problem, the press reported on the decision to carry out land reclamation and close the landfill, approximately in 2019. However, as soon as the President, to whom the residents of Balashikha directly addressed during the Direct Line, set the task of closing the landfill within one month, all bureaucratic obstacles were instantly eliminated. It took Governor Vorobyov only a week to close the landfill, which stopped accepting waste on June 23, 2017. However, closing and reclamation are not the same thing at all - the hydrogen sulfide-phenol-formaldehyde stench has not gone away yet, and there is no way to do without renovation.

We deal with queues and deadlines

Work on the new microdistrict began in the spring of 2015. The first stage of construction is officially considered the second stage of the complex development of the Balashikha microdistrict “New Pavlino”, located on the opposite side of Lyuberetskaya Street from Novograd.


Let's walk through the buildings, keeping in mind that the “completion date for construction and installation work” and the moment of receiving the keys are not the same thing. Here we indicate the deadlines taking into account changes made to the project declarations.
