And here is another interesting project - . Each of its buildings will be made according to an individual project, and the halls will be decorated with reproductions of paintings by famous artists. Whether this will be the only advantage of a new building on the outskirts - we'll see.

About the complex

The design of the future renovation, developed by specialists, already exists, but these pictures are not yet available either on the website or in the offices - they promise later. You can conclude an additional contract for these works at any time, but no later than 4 months before the house is handed over to the state commission.

There are many buildings and apartments, but today, in mid-2015, building 5 is of the greatest interest. Prices here have not yet risen, and the choice of living space is great. When choosing a building, you should also pay attention to the number of apartments on the floor. Somewhere you can find 3-4, and somewhere, as in section 2 of building 5, there will be as many as 19 of them. The latter is more typical of economy class than comfort, but these standards are not written down anywhere, so there is nothing to object to here. However, the developer has already done a lot: he has chosen high-quality construction technology, prepares apartments for final finishing, and offers a large selection of apartment sizes and layouts. In addition, the developer provides Vernissage with developed infrastructure. On the territory of the block there should be: a school with a swimming pool, a kindergarten, underground parking, playgrounds, dog walking areas, storage areas for strollers and bicycles, as well as many trade and service enterprises on the ground floors of some buildings.

And, since we’re talking about layouts, we’ll look at them right away.

Layouts

The variety of planning solutions in the Vernissage residential complex could be envied by the collection of a small museum. And the designers paid special attention to small-sized apartments. Studios and one-room apartments are presented in almost any size from 19 to 40 square meters, but the layouts themselves can be divided into 4 types. They vary only the area of ​​residential and non-residential premises. The simplest option is this:


In this layout, apartments are presented from 19 square meters and, despite the modest size of the square footage, the option is not bad: a large balcony, space for a closet in the hallway, a niche for a washing machine in the bathroom, a medium-sized room. The apartment is quite wide, which somewhat neutralizes the “trailer” effect.

The same ones are also available in larger sizes, for example 24 square meters. True, the living room grows quite a bit here, but the non-residential premises become more comfortable.





Among one-room apartments, I counted as many as 6 standard options. And each of them is good in some way. Traditional layouts turned out to be notable for large kitchens (although there are also 8-meter ones), spacious balconies, bathrooms in some apartments, two windows in the living room and impressive corridors (unfortunately, sometimes even too much).



In general, you can choose an apartment to suit your needs, but if this is not enough, then there are a huge number of non-standard options to choose from. They were pleased that the “distortion” of geometry in most cases occurred in the kitchen. In non-residential premises it is easier to beat this, especially if there is room to swing. And almost 10 meters should be enough to realize the most complex fantasies. It is also worth noting that the bathroom is becoming more and more common here, the hallways have not been given extra meters, and the living room area is still growing.



One-room apartments can also relatively include these Euro two-room apartments. There are still only two rooms here, but you can make a bedroom in a separate room. As for me, this is the best option for any footage. And in this case, all hopes were justified. Dining rooms up to 20 meters, bedrooms from 10 to 15, optimal corridors and luxurious balconies - I liked all this at first sight.

If desired, they can also be converted into a European version, but it will not be so successful - part of the wall between the kitchen and living room is supported by a load-bearing monolith. But among them there is an apartment with two windows in the rooms, kitchens start from 10 meters, and there is a separate bathroom.

Three rubles turned out to be unusually few. In fact, there are only two: standard and euro. The usual one disappoints with a non-functional 15-meter corridor, but pleases with the large areas of each room and two bathrooms. Euro is almost 30 meters smaller, but looks no less decent. So the Polis Group company is being asked to make window sills and radiators not so high, to fully implement the design of the halls promised in the booklets, to plant trees in the yard and to fence off lawns so that cars do not park on them. There are also isolated complaints about the shutdown of water and elevators in completed buildings, but this is rather a temporary phenomenon and, moreover, is under the control of management companies.

Shareholders speak no less favorably about Vernissage itself. People like literally everything: the project, technology, layout, prices, transport accessibility, ecology, proximity to large shopping centers. In addition, there is a river flowing nearby, and the forest is noisy, and in the future they also promise a metro.



Some shareholders are only embarrassed by the proximity of the Ring Road and the lack of social infrastructure. Others say that the distance suits them, and kindergartens and schools will appear very soon. Well, let's go to the place and find out everything.

Ah, "Vernissage"


The regional village of Kudrovo is located more conveniently and more accessible than even some areas of the city. Three roads lead here at once, and within walking distance there is the Ulitsa Dybenko metro station. In the future, the situation should become even better - shuttle buses will start calling here, a metro lobby will be opened, new access roads will be built and a road will be built parallel to the Ring Road. Only time will tell whether these measures will be enough to make the lives of tens of thousands of new local residents comfortable, but today the forecasts for the development of this area are the most favorable.

The opening date of the new Kudrovo metro station is constantly being postponed. They started building it back in the 80s, but then the project was frozen. Now they promise, then by 2015, then by 2020, then again by 2016. It is completely unclear what to believe. The latest data was announced by Acting Governor Alexander Drozdenko in March of this year. He stated that construction was delayed until 2017-2018. At the moment, the tunnels have been dug and the ventilation shafts have already been removed.



Meanwhile, construction in Kudrovo is in full swing. Almost all the land has already been purchased and is being actively developed by builders. Later, the manager confirmed that Kudrovo will not expand further and now we can imagine what the village will be like. And it would be good if it turns out that way, now there is a forest behind the houses, there are fields nearby, and a river flows. Although, that’s not even the main thing. The uncontrolled growth of some microdistricts of St. Petersburg in recent years has led to the fact that gigantic traffic jams accumulate on entry and exit there, and social infrastructure will be sorely lacking for many years to come. There can be no talk of any comfortable environment in such conditions, but there is still a chance to make at least Kudrovo cozy.



Yes, there are traffic jams here too, after all, the narrow regional roads were not designed for such an influx of residents. Yes, there are no kindergartens, schools or hospitals here yet either, but, firstly, within a radius of 1.5-3 kilometers there is a large selection of these institutions from the Nevsky district. Secondly, a kindergarten, a clinic and a sports center are already operating in “New Okkervil”. On September 1, 2016, at the same place, they promise to inaugurate a school with 1,600 places and a kindergarten. Thirdly, the Setl City company is building 7 kindergartens and two schools as part of its project. Two preschool institutions should already be operational, the rest will be built by 2018. The first of the schools will open its doors also in 2016. In the blocks of our developer (residential complex "Beryozovaya Roshcha" and residential complex "Austrian Quarter") 2 schools and 4 kindergartens should open. There has long been no shortage of commercial infrastructure in modern complexes; besides, the Mega-Ikea shopping center is located right behind Kudrovo.

Sales are managed by Petersburg Real Estate agents, who are always professional, helpful and accommodating. I have had to communicate with them more than once; many developers entrust them with the implementation of their projects, and they always leave only a pleasant impression. They will tell and show you everything, answer any questions and select the most suitable option.

In general, I have already told you everything that I learned from the manager. Perhaps the little that remains is the news that all of Kudrovo will be built up around 2017-2018; that the complex area will remain open; that there are guest parking spaces around the complex, and the sale of parking spaces has not yet begun. The cost of a parking space has not yet been announced, but, following the example of other complexes of the company, we can assume that it will range from 500 to 750 thousand.



When it comes to purchasing an apartment, there are several options. The most profitable one is a one-time payment. In this case, the developer makes a 20% discount. In the case of a mortgage, however, the same is true, but you still have to pay for using the loan. But there are 15 most popular banks to choose from. Some of them only lend to individual buildings, but I think you can choose the best option from such an impressive list.

There is also an installment plan in the Vernissage residential complex, but it only applies to building 5. It is offered until the end of construction, for 36 or 48 months. They do not charge additional interest, but they have already included their 20% in the base price. You can save only by making a large down payment, because they can give a discount on it (15% when paying in installments until the end of construction, 20% when buying for 36 months). The down payment must be at least 30%.



"Polis Group" operates under a share participation agreement. The money passes through a letter of credit, which is opened after the documents are registered with the Federal Registration Service. The agreement itself did not raise any complaints.

By analogy with “Vernissage,” one might assume that the design and architecture would somehow reflect the name of the complex, but no. In this case, we chose the style of “futuristic Hollywood films.”

An example of comprehensive development of the territory and it is not even clear how many buildings will be built in the end. At first they announced one figure, now they are already starting to build new houses - in general, time will tell. However, what has remained unchanged is the idea of ​​the project, where the complex is divided into two blocks, each with its own style. “Vienna” is a block of geometrically adjusted buildings, low-rise, with pedestrian alleys that do not intersect with roads. "London" consists of 10-15 storey buildings in a single, modern style. The interior area here is designed completely differently, instead of closed courtyards there are open squares and boulevards. As part of the project, they want to build a school, several kindergartens, a sports center and a clinic. We are also pleased with the choice of apartments, from 23 to 99 sq.m., fully finished.

Residential complex "Vesna 2"- continuation, is represented by two brick-monolithic buildings, which will house over 1,400 apartments, with traditional and European layouts. The territory will include underground and surface parking, children's playgrounds and pedestrian paths. The developer does not promise social infrastructure, but will provide commercial infrastructure in full - all the first floors are given to it.

These are 7 monolithic buildings from 12 to 20 floors, with bright orange facade decor. Features of the quarter should include underground parking, storage rooms, its own kindergarten, pre-cleaning finishing and a landscaped courtyard with Wi-Fi. It sounds tempting, but shareholders of other Investtorg projects are complaining about postponements and the quality of construction. If that doesn't scare you, you'll be pleasantly surprised at the price.

Summary



The Vernissage residential complex turned out to be one of the most harmonious complexes in all respects. Whatever you touch, everything is good: the technology, the quality of construction, the reputation of the developer, the documents, the layouts, the prices, the ecology of the area. Of course, there are shortcomings: in Kudrovo, everything is not as good with transport and social infrastructure as we would like, but the price here is lower than in the city. So the paintings in the halls turned out to be not the main advantage of the house, but only the finishing touch for a future comfortable life.

SK "Polis Group" has been engaged in the construction of residential and industrial facilities in St. Petersburg and the region since 2010. At the beginning of this year, the company's assets included four fully completed residential complexes. In addition to them, the first stages of the residential complex "" and the residential complex "Austrian Quarter" were commissioned. As a rule, objects are delivered on time or with an insignificant delay.

Judging by the number of facilities being prepared for delivery, the company is actively developing. If in 2013 4 houses were put into operation, then this year 15 objects are planned for commissioning.

Place and environment

The Vernissage residential complex is being built in the village of Kudrovo, which administratively belongs to the Leningrad region. Moreover, the word village must be taken literally. There, next to large-scale and multi-storey complexes, there are private sector houses.

The territory of the complex begins in the central part of Kudrovo and extends east almost to the Ring Road. The distance between house No. 5 and the ring road is about 200 meters. The northern border of the site is Nemetskaya Street, on the other side of which housing is also being built. There is still a vacant lot on the southern border of the development site. According to the manager, it will also be developed. From the west, our property is adjacent to the territory of the residential complex "". Apparently, the building density here will be high. Which, by the way, is typical for residential development in Kudrovo.

The environmental situation in Kudrovo is favorable. There are no, and never have been, industrial enterprises here. The only negative for the Vernissage residential complex is its proximity to the Ring Road. But nearby there is a well-maintained Okkervil forest park, which is a pleasant and comfortable place to relax.

From the point of view of social infrastructure, Kudrovo can be divided into two parts. The part located north of the forest park is developing more dynamically. I was convinced of this when I checked the LCD " " and LCD " " located here at different times. Here, the first school for 1,600 places and the Lenta hypermarket are expected to be commissioned this year.

In the southern part, where the Vernissage residential complex is being built, the situation is worse. You can read more about this in and. Of course, over time the situation in the two parts will level out. After all, many developers in Kudrovo will be required to build schools, kindergartens and other facilities. For example, kindergartens and a school should appear on the territory of our complex.

The current transport situation does not look good. The nearest metro station "" is not within walking distance, and the road network on the territory of Kudrovo is still awaiting development. There is already a decision that roads will be built at the expense of construction companies.

First of all (by the end of 2016), Central Street should be expanded to four lanes. Work has begun on the construction of a road that will connect Central Street with Bolshevikov Avenue. After all, the existing exit creates big problems for the residents of Kudrovo. It is planned to build an exit from Central Street to the Murmansk Highway. Here, even now, problems arise even on weekdays, because... At this point, traffic flows from Kudrovo and MEGA Dybenko intersect. Additional load will appear with the opening of a metro station in this location.

Although for the new residents of the Vernissage residential complex, the appearance of a new station will not fundamentally solve the problem. The distance to it from the complex will be approximately the same as to the Dybenko metro station. Depending on the house number, it will be from 2 to 2.5 kilometers.

The Vernissage residential area consists of six houses. According to the architects, the design of each building will be individual. All houses have their own architectural features and color scheme. When decorating the halls, it is planned to use reproductions of paintings by famous artists.

The construction of houses is carried out using brick-monolithic technology. For exterior finishing, decorative plaster, insulation and ceramic porous hollow brick are used. The planned ceiling height on residential floors is from 2.79 to 3 meters.

Apartments are rented with improved pre-finishing. It is possible to order a fine finish. Its variants are presented in the offices at the point of sale. There are two such offices in Kudrovo. They are located next to other objects of the company - the residential complex "Austrian Quarter" and the residential complex "Birch Grove". I was able to visit the office next to the Birch Grove residential complex and take photographs of the finishing standards. The cost of finishing is 7,000 rubles per sq. m. meter.

Buyers in the Vernissage residential complex should be prepared for a difficult parking situation. The complex does not include separate parking lots.

Therefore, buyers are invited to purchase a parking space in the neighboring residential complex "Beryozovaya Roshcha" at a price of 700,000 rubles or in the residential complex "Austrian Quarter" at a price of 500,000 rubles. The second option, although cheaper, does not look interesting, because... is located at a distance of at least a kilometer from our facility. Only a small number of guest places are provided near the houses or in the courtyards of the Vernissage residential complex.


House No. 1

The facade of the central part of the house will face the square, which is the intersection of European Avenue and Nemetskaya Street. The building will be located closest to the central part of Kudrovo and farthest from the Ring Road. Perhaps that is why the apartments in it are planned to be sold at a high degree of completion and at a more expensive price compared to other buildings in the complex.

The characteristics of the house are still unknown. There is only information that the seven-section building is planned to be commissioned in the 1st quarter of 2017.

House No. 2

Further east towards the Ring Road is house No. 2. The facade of the central part of the U-shaped building faces Nemetskaya Street. The 14 floors of the nine-section building will house 910 apartments. Living quarters start from the first floor. The house is due for completion in the 4th quarter of 2015. There are two parking lots with 44 spaces in the yard.

There is only a small selection of apartments left in the building. For example, studios with an area of ​​24.32 square meters are available. meters at a price of 2,160,000 rubles.

The cheapest one-room apartment with an area of ​​32.51 square meters. meters will cost 3,300,000 rubles. The advantage of the apartment is the square-shaped kitchen with an area of ​​8.48 square meters. meters with access to the loggia. The combined bathroom (3.65 m2) is not designed for a full bath - only a shower can fit in it.

Two-room apartments are presented with an area of ​​56.47 sq. m. meters. A one-sided apartment without a balcony costs 4,246,000 rubles. A large square kitchen (13.21 m2), a small room (12.31 m2) of the same shape and a functional hall look like advantages of the layout. The same cannot be said about the large room (19.25 m2), which has an elongated shape.


House No. 3

House No. 3 is being built even further towards the Ring Road. The seven-section, multi-story (10-14 floors) building has a U-shape. The number of apartments in the building is 993, and the completion date is the 3rd quarter of 2015. Judging by the booklet, there will be two guest parking lots in the yard and next to the house, but they are not reflected in the Project Declaration.

Available in one version of "odnushki" and "three rubles". One-room apartment with an area of ​​33.95 sq. meters costs 2,941,000 rubles. Its layout looks better than that of the one-room apartment in house No. 2, due to the larger kitchen area (9.25) and a combined bathroom. The area of ​​the latter (4.14) allows you to accommodate a bath instead of a shower.

Three-room apartment without a loggia with an area of ​​67.76 sq. m. meters costs 5,041,000 rubles. The apartment looks comfortable: two-sided layout, square kitchen (10.58) and rooms (12.44+13.1+14.13), as well as a functional hall.


House No. 4

House No. 4 is being built even closer to the Ring Road. The U-shaped building consists of five sections with a height of 8-14 floors. The apartments are located on the second floor, because... commercial premises are provided on the ground floor. In total, the building will have 720 apartments with a completion date in the 3rd quarter of 2016. I would like to note that guest parking is not provided for in the documents, nor is it in the booklet.

I was offered two options for apartments - a “euro three-room apartment” and a three-room apartment with a classic layout. Both options had large loggia areas. I note that when purchasing an apartment, the area of ​​the loggias is not taken into account. Therefore, the larger the area of ​​the loggia, the more profitable the purchase.

The first option has an area of ​​60.36 sq. meters costs 4,444,296 rubles. The apartment has a loggia with two entrances with an area of ​​9.49 sq. m. meters. Square rooms (13.22+12.41) face different sides. It’s a pity that the trapezoidal shape of the kitchen-living room (18.63) significantly reduces its functionality.

Classic "three-ruble note" with an area of ​​85.11 square meters. meters costs 5,889,612 rubles. There is a loggia with an area of ​​10.28 sq. meters also has two entrances. The layout of the apartment looks comfortable: a double-sided, square kitchen (13.3) and rooms (16.06+16.26+16.71), as well as good bathroom sizes (4.5+ 3.02).


House No. 5

This house is located closest to the ring road. It has a complex shape, in which the street façade of the longest part will face the Ring Road. Therefore, apartments whose windows face the street have the worst location among all the apartments in the complex. There will be 2,044 apartments in twelve multi-story sections (12-19 floors).

The manager announced the completion date as the 1st quarter of 2017, although the Project Declaration indicated the 2nd quarter of the same year. The situation with guest parking is unclear - it is shown in the booklet, but not in the declaration. Commercial premises will be located on the ground floor of the building.

The house has a sufficient selection of studios and one-room apartments.

Minimum cost studio with an area of ​​19.47 sq. m. meters will cost 1,651,000 rubles. An option with a slightly larger area - 20.31 sq. meters depending on the floor costs from 1,706,000 to 1,732,000 rubles. A common disadvantage of studios is the small area of ​​​​combined bathrooms - 2.79 sq. m. meters.

One-room apartment on the 2nd floor with an area of ​​30.7 sq. m. meters costs 2,496,000 rubles. The advantage of the apartment is a good-sized square kitchen (9.08) with access to the loggia. The area of ​​the combined bathroom (3.25 m2) allows you to place a bathtub in it, but on the condition that the toilet will have to be squeezed into the corner between the ventilation shaft and the sink. The cost of this option on higher floors will be 2,522,000 rubles.

The one-room apartment with an area of ​​34.57 square meters looks comfortable. meters at a price of 2,820,912 rubles. Advantages of the apartment: double-sided layout, spacious kitchen (10.06) with access to the loggia and bathroom (4.09) with space for a bath.


House No. 6

The house is located away from the rest of the complex. It is being built on the southern border of the development area. The L-shaped building includes 8 different-story (6-12 floors) sections. In total, the building will have 374 apartments. The booklet shows two guest parking areas that are not mentioned in the Project Declaration.

According to this document, commissioning was to take place in the 4th quarter of 2014. But the delivery date was postponed to the 2nd quarter of 2015.

In this house, the manager offered me only a one-room apartment with an area of ​​35.08 square meters. meters. Its layout looks comfortable: a square kitchen (9.89 m2) with access to a loggia and a room (17.57 m2) of the same shape. The cost of the apartment is 3,508,620 rubles.


Purchase terms

The sale of apartments in the complex is carried out according to the DDU. Moreover, depending on the house, the Developer is Polis Group LLC or TIN Group LLC. At the same time, a netting agreement is concluded with the DDU. Based on this agreement, the buyer makes a first payment to the Developer’s account in installments or 70% of the cost with 100% payment. But the Developer will be able to use the funds only after registering the DDU. Then the buyer pays the balance of 30% with 100% payment.

When paying in installments, the base price of the apartment is applied, which is 20% higher. The discount on the down payment depends on the installment period: 15% for a period of 36 months or 20% for the period until completion of construction. In any case, the installment plan is interest-free, and the down payment must be at least 30%.

The company has a special mortgage department, which helps the buyer choose the appropriate option. The facility was accredited by about 10 well-known banks.

I would like to note that the company constantly holds its own or joint promotions with banks that increase the attractiveness of the purchase. During my visit, as part of the promotion, there was an additional discount of 100,000 rubles on any apartment.

The location of the object attracts with its good ecology and prospects for the development of social infrastructure. I would like to note that in comparison with other objects in Kudrovo, the building density of the Vernissage residential complex does not seem to be an obvious problem.

The technology and quality of construction, the external and internal design of the houses confirm the status of the object. The same cannot be said about the layouts - many clearly do not reach the comfort class. A big drawback is the lack of parking on the complex. The price doesn't look attractive enough. In my opinion, living in the center of Kudrovo will be somewhat overpriced. M. Poplavsky The project is gradually approaching its successful completion. By mid-February 2018, six of the eight buildings Residential complex "Vernisage" successfully put into operation. As for houses No. 7 and 8, no problems are expected for them either. True, the seventh building was supposed to be completed at the end of last year, and as a result, the commissioning of the building was delayed by about a block, but it is clear that this is a purely technical issue. In a word, the project is quite reliable. We spoke in detail about the pros and cons of the Vernissage residential complex earlier - in previous opinions of the portal. Those interested are referred to these texts. We can add to what has been said that the infrastructure is gradually developing. As recently as early February of this year, the governor of the Leningrad region opened two preschool departments here - at the Kudrovo Education Center and at school No. 1. About these objects were built just. In 2020, regional authorities promise to open a medical complex in Kudrovo for 650 visits per shift.

Fresh news has also appeared on the transport problem - one of the most pressing for Kudrovo. Let’s say right away: the issue of opening a metro here is still not on the agenda. According to the governor, the metro will come to Kudrovo in 2025. However, hand on heart, there is no certainty about this. The deadline has already been postponed more than once. In addition, there are still seven years ahead until the appointed date; a lot can change, both in the situation in the country and in the government offices. The situation with ground transport looks more optimistic. There is a decision to expand the railway crossing between St. Petersburg and Kudrovo in 2019; by the end of this year, Stroiteley Ave., connecting the southern and northern parts of Kudrovo, will be looped. In 2023, an exit to the Eastern High-Speed ​​Diameter and an overpass in the Ikea area should appear. All this in the future will improve the transport accessibility of the location and the Vernissage residential complex in particular. It’s good that such decisions have been made, but new residents will have to be patient.

Apartments in Vernissage are in high demand. Everything in the first six buildings has been sold. In the seventh house there was the last studio left on assignment. and in the eighth building there are 33 apartments. Those who are interested in this residential complex should not delay resolving the issue. However, the choice of new buildings in Kudrovo is very wide. Among the nearest options are three complexes (“B+”) - completed and “Vesna-2”, as well as the residential complex “Vesna-3” under construction; included in (A+ rating) and from (B+ rating). The construction of the Vernissage residential complex is being carried out by the Polis Group together with the TIN Group: some of the houses are being built by one company, and some by another. This is a common practice for Polis Group, so it’s not surprising. The developer has extensive experience in housing construction, but does not always meet the stated deadlines.

It is planned to build 8 houses in the complex, 3 of which have already been put into operation - these are 2, 3 and 6. But here’s the problem: the deadline for the second house was delayed by 7 months, the third by 10, and the sixth by 14. At the same time house No. 1 was originally planned to be completed in the 4th quarter of 2015, but now the completion date has been postponed to the 2nd quarter of 2017; the delivery date for the fourth house was postponed from the third quarter of 2016 to the fourth quarter of 2016. The remaining buildings should be delivered even later. The financial indicators published by companies in project declarations allow us to say that the companies are commercially successful, do not experience problems with money and should complete their houses.

My new assignment from the editors of the site was the Vernissage residential complex in Kudrovo. The project, the highlight of which is the design decoration of the entrance lobbies with impressionist paintings, is being built by the Polis Group company. This kind of design is not often seen in budget new buildings in the Leningrad region. I went to Kudrovo to find out all the details of purchasing an apartment in this residential complex.

Housing geometry

The apartment layout of the new building is typical for the economy class with a predominance of studios and one-room apartments. The number of apartments per floor varies greatly: from 4 to 20.

The variety of layouts is amazing. Studios are presented from very tiny 20-meter ones to 28 square meters. meters, the area of ​​standard one-room apartments is from 30 to 40 square meters. meters and from 41 to 58 sq. m - “euro-bedroom apartments” with a large kitchen-living room. Footage of two-room apartments from 44 to 60 square meters. meters, and there are almost no three-room apartments left for sale.

In almost all apartments, the designers took care to allocate space for a closet. The bathrooms look so large that even many studios seem to fit a bathtub instead of a detailed shower stall. All one-room and even some two-room apartments have an adjacent bathroom. In some places, due to poorly located ventilation shafts, it will not be possible to install a washing machine; in other cases, the area of ​​the bathroom is excessively large - up to 6.61 square meters. m.

The designers very successfully placed the apartments in those places where the house makes a turn, and either kept the shape of the rooms close to square, or used broken lines to zone the space in large kitchen-living rooms.

You can choose an apartment with almost any kitchen area from 8.5 to 19 square meters. meters (due to the presence of Euro-layouts), but in the bulk of one-room apartments the kitchen area is from 9 to 10 square meters. meters, in two-room apartments from 10 sq. m and more. Room size from 11 sq. meters, but more often 15-16 square meters. m.





The balconies are either adjacent to the kitchens or very large (with access from the kitchen and room), the width of the balconies is 1.10 - 1.20 meters. Some of the windows are panoramic, with French balconies. The height of the ceilings differs from building to building, but most often ranges from 2.74 to 2.79 meters.

Layouts - 9 out of 10 points

The geometry of the housing captivates with its diversity and wide choice of square footage. With rare exceptions, the layouts are successful and interesting. The disadvantages include combined and not always ergonomically designed bathrooms in most apartments.

Infrastructure

As I already mentioned, within the framework of the project it is planned to build three kindergartens and one school. They promise to start building the first kindergarten in mid-2016, and by the end of 2018 everything will have to be completed.

Parking is one of the sore spots in Kudrovo; almost all residential complexes under construction are either built without parking at all, or have an extremely small number of spaces.

The Vernissage residential complex was no exception to the rule. Underground parking is provided only in building No. 1 and will accommodate 95 parking spaces (they have already been sold out), there will be about 40 guest parking spaces at each building. A total of 415 places for 6322 apartments. Also behind Stroiteley Avenue there will be a guarded open parking lot for 1.5 thousand cars, spaces in it will be rented out (the price will be about 3.5 thousand rubles per month).

All this is quite worrying, but, alas, developers are not interested in building parking lots “in reserve” and paying for their maintenance, and people who have just bought an apartment rarely have a few hundred thousand rubles available to buy a house for their car.

Commerce on the ground floors, as usual, is provided: grocery stores, beauty salons, banks, pharmacies - all this will appear. There will definitely be a supermarket in the first house. In general, (with the exception of parking spaces) the situation seems quite good. Of course, in the first years after settlement there will be a shortage of kindergartens and schools, as is always the case in areas being built from scratch, but over time everything will return to normal - a lot of kindergartens and schools are being built in Kudrovo.

In short, urban planning experts predict a transport collapse in Kudrovo after the new buildings are occupied. I don’t want to force the issue, but the situation really looks sad.

Transport accessibility - 5 out of 10 points

There are practically no parking lots either at the Vernissage residential complex or throughout Kudrovo, there are practically no roads either, now the entire traffic load falls on the two-lane Tsentralnaya Street, officials understand the problem, but plans to create new roads are still at the level of talk.

The project of the Vernissage residential complex attracts attention with the unusual design of the entrance groups using impressionist paintings. The advantages of a new building include the ability to choose a building with almost any period of occupancy - from 2016 to 2018.

The developer can be considered reliable (he is a partner of the famous broker from Setl Group “Petersburg Real Estate”), but you need to be prepared for a slight (about 3 months) delay in the completion date - this often happened with previous properties. The purchase scheme is quite reliable, many banks provide mortgages, and you can use installments for up to 4 years.

As disadvantages, I will point out problems with quality at some other objects of this developer (residential complex "Beryozovaya Roshcha"), as well as, according to reviews, the frequent practice of reducing the cost of the project relative to the original promises.

Prices for apartments in the Vernissage residential complex can be called affordable, but only due to the small square footage of the premises. In terms of square meter, you can find cheaper housing in your immediate surroundings and with an earlier completion date. Taking into account the above, the new building receives “7” points.

Geographically, it is located in the Vsevolozhsk district of the Leningrad region, but since June 29, 2018 it has the status of a city and belongs to St. Petersburg. Now another large-scale project is being implemented there - “Seven Capitals” from Setl City. A number of new socially significant institutions will be built there. In addition, next to the Vernissage residential complex there is already a school, two kindergartens, and a football field. A kilometer away is the Mega Dybenko shopping center with many hypermarkets, pharmacies, cafes and other institutions.

Transport accessibility

Two major highways pass close to the new buildings. Access to the ring road is via the Murmansk Highway and is 6.5 km away.
