It seems to me that “City of Childhood” is one of the most striking residential complex projects in the Leningrad region. In any case, against the backdrop of typical new buildings in the St. Petersburg suburb, the recognition is 100%, and clearly not a minus. For a region where residents value every sunny day, especially for children, this solution for the facades and the block in general is a winning option. There is also the advantage of low-rise buildings - can you imagine what will happen, for example, in Murino in 5-10 years? Another thing is that there is an economy economy - but here at least the prices are adequate for an economy, unlike, at least from Kudrov.

On my own behalf I would like to add that the area is promising. There are various shops nearby, there is a school and a kindergarten. The roads here are good. In general, Kommunar itself is a very quiet and friendly city. And there is no such fuss as in St. Petersburg. everything is very measured but at the same time lively. I personally like these areas

In general, everything is so critical and pessimistic with you, as if you need to live either in the very center, or even in super eco-friendly places and that’s all... But they are being built everywhere and making the conditions as comfortable as possible for living. So it is here. They put a lot of effort into the appearance, added some color, and made it interesting. Economy class housing, prices are very affordable. The complex was built on the outskirts of an industrial city, so of course the environment is not a problem, but it’s relaxing for example, you can just go further to the Gatchina region and that’s it. The quality of construction is not bad, the layout is normal. So I don’t see straight horror-horror!

At the moment, my family and I are thinking about buying a new apartment. We were looking at houses in the Moscow and Leningrad regions and, after several hours of working with a search engine, we came across the developer company SNV North-West LLC. The first thing that attracted me was the moderate cost of a 2-room apartment (from 2,142,500 rubles) with an area of ​​57 sq.m. Yesterday I was lucky enough to visit the construction site of the residential complex "City of Childhood": construction is in full swing and, in my opinion In my opinion, the house will be delivered within the approved time frame. Thus, the residential complex satisfies all our needs, and we are planning to purchase a home last. I would like to wish the administration of the company success in their activities and say thank you for helping people find their corner.

Low-rise, economy-class residential complex in the distant periphery. The industrial town of Kommunar is located all around; getting to both the city and the nearest attractive natural areas is not too easy. The advantage may be low cost and bright design, as well as relative reliability. Projects of this class with short implementation periods will suffer least from the crisis, because building these houses is not difficult, and extremely low, by the standards of the environs of St. Petersburg , the price will attract “impoverished” buyers. The third stage is being built almost simultaneously with the first and second, both of them should be commissioned next year, 2016. True, the developer is not one of the most famous and reliable, and therefore there is a chance of rescheduling for this complex.

(Kommunar) picketed the building of the reception of the President of the Russian Federation on Vasilyevsky Island. They submitted an appeal to the head of state, demanding that their problems be solved and their rights and freedoms protected.

Yesterday, shareholders of the City of Childhood residential complex, which was abandoned by the SNV North-West company, handed over to the reception office of the President of Russia an appeal signed by 150 victims, as well as individual letters. They demand that Vladimir Putin deal with the problem: find out who stole their money, help complete the house, and thus protect the rights and freedoms of the country’s citizens.

After this, shareholders stood for some time at the reception building with posters: “Give back the money!”, “START, where is the conscience?” etc.

And the other day, on June 4, the first meeting of creditors of SNV North-West was held (the court introduced the monitoring procedure in the company in November 2017). The creditors decided to enter into bankruptcy proceedings. However, the main issues, such as the choice of a bankruptcy trustee, have not been resolved. As activist Natalia Kazak said, at the meeting, the head of the Directorate of the KRT LO Daniil Fedichev called on citizens to create a housing cooperative, but admitted that there was no investor for the completion of the “City of Childhood”. “We know that shareholders of the second stage of Blueberry Polyana have found as many as three investors ready to complete their houses. But the authorities do not give them the plots promised as compensation. And we don’t even have an investor, and by joining the housing cooperative, we will also lose the protection of the 2014 law, why do we need this?” - asks Ms. Kazak.

The next hearing of the SNV bankruptcy court is scheduled for June 22. However, it may be postponed, since the creditors have not decided on the candidacy of the bankruptcy trustee.

Let us remember that in December, deceived citizens staged a flash mob “Uncle Vova, help!” at the construction site, held pickets near the regional administration building, and wrote to various authorities. In May, the initiative group appealed to the administration of the Gatchina region with a request to allow a rally (procession) on June 2, but the citizens were refused. After that, they wrote appeals to the head of the Main Directorate of the Ministry of Internal Affairs of Russia for St. Petersburg and the Leningrad Region and the head of the Department of Economic Security and Anti-Corruption of the Main Directorate of the Ministry of Internal Affairs. Shareholders ask to initiate criminal cases against the management and founders of SNV North-West and the general contractor - Inzh-West LLC. They believe that the deliberate bankruptcy of the developer made it possible to withdraw more than 300 million rubles from the site. So far there has been no reaction. Now there remains hope for the Tsar-Father.




Of the 10 houses in the City of Childhood residential complex, only two have been completed, two more are half built, the rest are at the foundation or pit level. According to shareholders, the construction site has been abandoned since 2015. Of the 471 apartments, 456 were sold and fully paid for.

On Sunday, December 10, shareholders of the City of Childhood residential complex gathered on the territory of the residential complex in Kommunar to organize a flash mob “Uncle Vova, help!”

Let us remind you that the developer of the residential complex, the company SNV North-West LLC, did not fulfill its obligations in relation to 456 owners who made 100% payment for the apartments, including with the help of mortgages and maternity capital. According to the regional committee of the State Construction Supervision, 674 million rubles were raised from shareholders for this project.

At the moment, only one building, No. 8, has been commissioned on the territory of the City of Childhood residential complex, and another one, No. 9, is being prepared for commissioning. However, given that bankruptcy proceedings have been initiated against SNV North-West LLC (surveillance procedure), difficulties or uncertainty, instead of a joyful housewarming, unite all shareholders. At the moment, they are seeking inclusion in the register of defrauded shareholders, in accordance with the law “On the support of injured participants in shared-equity construction of apartment buildings located in the Leningrad region.”

In the City of Childhood residential complex, out of 471, 456 apartments were sold, not only to residents of Kommunar and St. Petersburg, but also from different parts of the country: Murmansk, Perm, Tatarstan, Tula, Kabardino-Balkaria, Rostov-on-Don, etc. Main contingent shareholders are young families with small children. They are waiting for their home, usually the only one, and are ready to knock on all doors.


The residential complex "City of Childhood" from the SNV group of companies is located in the village of Kommunar, Gatchina district of the Leningrad region. The new building includes seven 8-story buildings, which are being built in stages, in three stages. The buildings will be constructed of brick and aerated concrete, and the outside will be finished with plaster and painted in bright colors. Each building is designed from 56 to 106 apartments, ranging from 25.6 to 61.3 square meters. m and with a ceiling height of 3 m. Housing is offered in options from studios to three-room apartments. It will be delivered in a rough version, without finishing work.

Infrastructure

The territory of the “City of Childhood” will be guarded, fenced, and there will be 24-hour video surveillance at the entrance and in the courtyards. The developer is creating recreation areas, children's playgrounds and places for sports, and plans to build a kindergarten and school. Landscaping is being carried out - planting green spaces and flower beds. Each house will have separate storage areas for strollers and bicycles. Multi-level, underground and guest parking are planned along the perimeter of the complex.

Near the new building there are:

  • two kindergartens;
  • supermarket "Pyaterochka";
  • clinic.

In Kommunar, the “City of Childhood” has no hazardous industry. In 5 minutes, at a leisurely pace, you can walk from the house to the coast of the Izhora River. You can get to St. Petersburg through Pavlovsk along the Moscow highway or through Pushkin along the Pulkovskoye or Volkhonskoye highway. The nearest railway station "Antropshino" is 39 minutes away by bus. The residential complex is located a 10-minute drive from the palace and park ensembles, the cities of Pushkin, Pavlovsk and Gatchina. In the immediate vicinity are the Tuutari Park ski resort, Pulkovo airport, and the Expoforum convention and exhibition center.
