The residential complex “House on the Embankment” has 702 apartments of various layouts, ranging from 28 to 102 sq.m. In this range you can find both a modest studio and a spacious four-room apartment for a large family. The choice of layout is not limited only to the number of bedrooms; the developer offered both classic and “euro” options and even exclusive solutions with terraces. In addition, on the ground floor of the building there will be commercial premises and a kindergarten for 60 children with its own area for games and walks. For motorists, underground parking with 70 spaces and open parking outside the perimeter of the complex are provided. They decided to close the internal territory to strangers and traffic, so that nothing would interfere with children playing, teenagers playing sports, and adults relaxing. In the courtyard, the developer plans to plant linden trees, install elegant lamps and benches, and install a drinking fountain, typical of St. Petersburg courtyards of the Stalin era.

The residential complex “House on the Embankment” has absolutely no competitors in its location, and therefore it is very difficult to compare it in the cheap-expensive category. If we look at it in general, then, taking into account the proximity to the city center, walking distance to the metro, the style of the project, the variety of layouts and the reliability of the developer of the residential complex “House on the Embankment”, the price of the apartments looks appropriate. The only thing that is a little confusing is that it belongs to the Nevsky district, which will never get rid of its industrial past. And the proximity to Obukhovskaya Defense Avenue, where traffic jams traditionally occur during rush hour. Otherwise, the place is interesting, promising, and has no problems with social infrastructure.

Company "Northern City", once again confirming the high marks given to her by experts in , confidently coped with the project "House on the Embankment". As of the second half of December, the residential complex has been completed, internal work is being completed (finishing of common areas, etc.), as well as landscaping of the yard. Driveways were made, a large number of trees and shrubs were planted, a lawn was laid, children's play complexes, lanterns, benches, and other small architectural forms were installed. In addition, according to a special project with elements of landscape design, the territory adjacent to the complex from the Neva embankment is being improved (paths are also being made there, trees are planted), as a result of which the shore becomes a pleasant walking area. The official website reports that the residential complex is being prepared for commissioning. It is difficult to say whether it will be possible to receive documents before the end of this year; a slight delay cannot be ruled out, since there is only one week left until the end of December, and issues with documents are not always resolved quickly. But it is clear that in any case, putting the “House on the Embankment” into operation is a matter of the near future.

In previous opinions of the portal, we substantively examined all the strengths and weaknesses of the location of the described residential complex, as well as the project itself. There is nothing to add here now. The residential complex is good in many respects, and, of course, it has something that will always be in price - a large number of apartments overlooking the Neva. Buyers obviously can't go wrong with an investment like this.

The cost of apartments in the “House on the Embankment” is quite high by the standards of the Nevsky district, but one must take into account that there is little housing of this level in its left bank part. The demand for apartments here remains stable. At the end of December, about 80% of all options were sold. But the choice is still quite wide: about 150 apartments remain for sale. The most obvious alternative proposal is the residential complex that is building (“A”). There will also be apartments with water views, but the commissioning of this residential complex will not take place soon. The prices are also comparable to residential complexes from (rating “A+”). Cheaper apartments can be bought in a building under construction (rating “B+”) or in an already commissioned residential complex from.

In terms of investment, this project can be assessed as very reliable. Company "Northern City" is well known on the St. Petersburg market. This is a large stable developer with a good reputation. One of the confirmations of this is the high rating score “A” given to the company by experts when compiling the St. Petersburg and Leningrad region.

Regarding the implementation of the project "House on the Embankment", then as of February 2017, everything here is going according to schedule. The foundation work has been completed, the construction of the basement is being completed, the monolithic frame of the building has begun to grow - in some sections they are already making ceilings over the first floor. Thus, we can say that the initial, very labor-intensive, stage of construction is being completed and in the coming months we can expect rapid growth of the monolithic frame of the house. At the end of the year there will be an opportunity to clearly evaluate the developer’s success. In the meantime, given that there are still almost two years before the completion of the residential complex, the progress of work does not raise any questions or concerns.

We have already discussed the pros and cons of the residential complex “House on the Embankment” due to its location in the previous opinion of the portal. Over the past two and a half years, our assessments have not changed. The only thing that could somehow update the “agenda” was the transport prospects for this place. However, as of February 2017, they still remain only prospects. One of them is quite close: in the coming years, a road interchange is expected to be commissioned on Obukhovskaya Oborona Ave. in the alignment of the Obvodny Canal embankment. This will somewhat ease the traffic situation. Traffic jams on Obukhovskaya Oborona Ave. will probably also become less dense. The second perspective is more distant. We are talking about the construction of the Bolshoi Smolensky Bridge across the Neva. Previously, it was planned to open in 2018, but it is already clear that this is not realistic. Pre-design work on the bridge was completed back in 2015, but the plans have not yet been implemented. The reason is clear: the city administration does not have the money for this. In 2016, the media, citing city officials, reported different figures: from 5.7 to 9 billion rubles needed for the construction of the bridge. It is known that St. Petersburg turned to the Russian government with a request to allocate funds for this project from the federal budget. So far the city has not received this money and there is no clarity on this issue. We would venture to assume that the residential complex “House on the Embankment” will be built earlier than the bridge across the Neva. And if the construction of the bridge begins, the new residents will have to live for some time near the construction site: it is known that in order to organize arrivals and exits to the bridge, it is planned to demolish a number of old buildings on Obukhovskaya Oborona Ave.

Since the publication of the last opinion, the concept of the residential complex “House on the Embankment” itself has become clearer. It, of course, looks very large: and not only on the scale of its block, but in general for Obukhovskaya Defense Avenue. There are no buildings of similar height nearby (except for the high-rise buildings on Sedova Street), and the panorama of the surrounding area will change greatly after the construction of this residential complex.

As for the characteristics of the LCD, it is a very worthy example of the comfort class. The selection of apartments here is balanced, approximately equal numbers of one- and two-room apartments, a decent number of three-room apartments, for those who are especially economical there are a number of studios, and for the wealthiest - several four-room apartments. Thus, this residential complex offers options for all categories of buyers. But how suitable it will be for anyone (taking into account the well-known disadvantages of the quarter, as we wrote about in a previous opinion), is another question.

The sale of apartments in the “House on the Embankment” is proceeding at an average pace. As of February 2017, there are about five hundred apartments for sale (approximately 70% of the total).
There is currently no need to talk about any competition in the left bank part of the Nevsky district in the area of ​​the Elizarovskaya metro station. In fact, only one other property under construction - () - is selling. Otherwise, there are only projects with an unclear implementation date: residential complex on Obukhovskaya Oborony Avenue, 70 (from “Alexandro-Nevskaya Manufactory”), (), from (“B+”). Company RBI has long been known in the construction market of St. Petersburg and enjoys well-deserved respect from clients. There are no particular complaints about the quality of construction and timing of project implementation to the company.

The developer promises to publish details of the project in 2015. In the absence of specific information, let's talk about things that are no less important - what pros and cons can be identified in the location of this residential complex?

First, let's talk about the environmental situation. She's far from perfect here. Anyone who has been to this part of the Nevsky district, close to the famous book fair in the Krupskaya House of Culture, probably remembers the specific soapy smell from the Nevskaya Cosmetics factory. And other industrial enterprises here also clearly do not improve the state of the atmosphere. At the same time, there are practically no extensive park areas within walking distance from the future residential complex. There is only a small garden nearby where you can walk to get some fresh air. We can only rely on the proximity of the Neva and the wind from the river.

The second problem is transport. The proximity to a metro station is, of course, a major plus. In addition, public transport is well developed here. But the work of the latter is not always rhythmic. It's no secret that Obukhovskaya Defense Avenue is one big traffic jam during rush hours. Cars are usually parked especially densely in the area from Bolshoi Smolensky Prospekt to the Volodarsky Bridge. The opposite direction is towards the Alexander Nevsky Bridge, which is freer, but even there there is always a traffic jam during rush hours. However, there are no alternative detour options. Sedova Street does not cope with the role of a backup to Obukhovskaya Defense Avenue; traffic jams there are also common.

If we talk about the future, then this is, of course, the construction of the Bolshoi Smolensky Bridge across the Neva, which will connect Bolshoi Smolensky Prospekt with Oktyabrskaya Embankment and further with. It is scheduled to be built by 2018, in time for the FIFA World Cup. The city government believes this will take approximately three years. Therefore, if the bridge is still going to be built, it will have to start in 2015. Of course, the new crossing over the Neva will relieve traffic flows. But will proximity to it be an advantage for a residential complex on Public Lane? We must assume that the flow of cars on the new bridge will be very intense.

Socially, this area is developed, but still not as good as other areas adjacent to the city center. Still, historically there were many industrial enterprises located here, but there were not many residential areas.

However, if you look at the future, real estate in this part of the Nevsky district will undoubtedly become more and more attractive every year. The process of moving industrial enterprises out of the historical part of the city to the suburbs of St. Petersburg will most likely continue, which means that land plots here will be released and redeveloped. Particularly attractive, of course, will be the territories on the banks of the Neva. It was precisely one of these plots that I staked out for my project. So, in the future, buying an apartment here looks like a promising investment.

Currently, not many residential properties are being built in the immediate vicinity. Among the new buildings where sales are ongoing, one can mention the commissioned and almost completed “Residential Building on Sedova Street”.

Thanks to the Northern City, it has turned into a luxurious promenade with flower beds and comfortable benches for relaxation. There is even a descent to the Neva, and not a single tree was damaged during its organization. Direct access to the embankment is a source of pride for every resident of this house.

Architecture

The plaster finishing of the facade of the “House on the Embankment” is made in pastel colors. On the first two floors there are graceful rustications (they create the effect of a wall made of large stones of regular shape).

The architectural order of half-columns and horizontal bas-reliefs gives the building airiness and makes it elegant. The composition is crowned with pointed pinnacles (decorative turrets). All these elements are characteristic of iconic examples of Stalinist architecture, which shaped the appearance of most cities in our country in 1930–1950.

Hall decoration

The interiors of the front doors give the impression of strict quality and solemnity. Decoration with stucco and complex ceilings with coffered ceilings* enhance this impression. Noble gray tones in the decoration create a feeling of coziness and comfort, and elegant curtains complete the composition.

To decorate the elevator halls, archival photographs of the St. Petersburg photographer, member of the Union of Photographers, Alexander Trofimov, were found. The result was 26 scenes, decorated in 97 paintings - the Neva in all its diversity: from industrial everyday life to ceremonial postcard views.

Courtyard

High stone curbs, comfortable benches, classic elegant street lamps directly send the imagination to the St. Petersburg pavements. And the smooth waves on the lawns of flowering plants will evoke associations with the deep Neva. Even the trees for the shady alley were not chosen by chance. Small-leaved linden trees are planted here; these are the trees that usually decorate the embankments.

“Northern City” respects history: the cast-iron slabs that decorated the floors of the factory (previously located on this site) have been restored and become a decorative element.
And the clock, which used to be located on the facade of one of its buildings, decorates the courtyard. Now there is a modern Swiss movement inside, and in the evening our watches are also illuminated, and the relay turns on the illumination automatically.


The layout of the yard organically combines various functional areas. A children's playground made from environmentally friendly materials and a gymnastics playground for older children and adults are located on the same axis in the center of the yard. Main attraction of the house- an allusion to an old drinking fountain with a bas-relief - a symbol of St. Petersburg courtyards of the Stalin era.
